New Real Estate Investors?
with an All Star Attorney Panel on Mon, Oct 21st
Atlanta REIA Members are always FREE!
While this may sound like the opening line of a funny joke, it is no joke at all! On Monday, October 21st at 6:30 PM at the Beginning Investors Group (BIG), we’re having an All Star Attorney Panel Discussion with four prominent local real estate attorneys… Fred Kross, Craig Halperin, John Maurer and Jon David Huffman.
BIG meets at the Hudson Grill located at 6317 Roswell Rd NE in Sandy Springs, GA. This is a special BIG Meeting you don’t want to miss since it is a rare opportunity for you to discuss your real estate investing business with not one, but four real estate attorneys!
With all the attorney jokes aside, as investors, having good attorneys on our team is very important to our business. They assist us with legal entity setup; reviewing contracts; closing our real estate deals; dealing with liens; assisting our sellers with bankruptcy; short sales and foreclosures; representing us in lawsuits and so much more. This month at BIG, you are going to meet four local real estate attorneys who are all Atlanta REIA Members and who specialize in serving the needs of new and seasoned investors. They will be joining us to share their thoughts with you and answer all your burning legal questions. Join us at BIG and you will learn…
- When and why you need a good attorney on your side
- What advice our attorneys would give to beginning investors
- How to avoid many of the common mistakes investors make
- What type of legal entities and asset protection you should use
- How to work with sellers in bankruptcy or foreclosure
- How to avoid frivolous lawsuits
- What to expect at closing
- And answers to all your burning questions and much more!
After the Panel Discussion, attendees can stick around and participate in our new creative deal structuring exercises. This is an opportunity to practice on how to structure deals. Bring some of the deals you are working on, or use some of our scenarios.
Atlanta REIA members can attend the Beginning Investors Group for FREE. Non Members can RSVP Online for $15.00 or pay $20 at the door. If you join Atlanta REIA before the meeting, you can attend at no charge and get BIG Discounts on Atlanta REIA Training Workshops.
Make Big Profits with Abandoned Houses
Posted on October 8, 2013 byAll over the Atlanta Metro Area, people have walked away from their real estate for one reason or another. Divorces, major illnesses, a death in the family, financial trouble, job relocation, etc. are a just few of the reasons people abandon their homes. Many of these owners are still paying the mortgage every month because they want to preserve their credit. Many of these folks might like to rent or sell the property, but they often think that no one will want it in its poor condition and they don’t have the money to make the necessary repairs. They just keep making the mortgage payments and/or the taxes.
On November 4th at the Atlanta REIA Main Meeting, Reggie Brooks will teach you how to to find these abandoned and distressed properties, find the owners, and structure a transaction that is mutually beneficial to both you and the seller. You will learn how to automate the process of finding the properties, the owners and create a profitable business where you get the abandoned properties chasing you, rather than the other way around. Reggie’s “Abandoned Property” presentation includes case studies of people who have used his Abandoned Property System to create huge profits buying and selling these unwanted homes.
Join us and you will learn…
- How to make big profits using a unique niche in the marketplace – Abandoned Properties
- How to invest with no cash and no credit
- Insider secrets that the professional investors use to turn $15,000 profits into $50,000 profits and more
- Hot new tips and insights that the professionals use to find profitable deals, especially in today’s market
- Hidden cash producing secrets that even seasoned investors don’t even know
- How to uncover hidden value in properties that most seasoned investors overlook
- How to profit from properties that most investors consider worthless
- How to write your contracts to maximize your profits
- How to use creative financing to fund your deals
- And much, much more!
Come join Reggie and the rest of us at the Atlanta REIA Meeting on Monday, November 4th at 5PM at the Holiday Inn Atlanta – Perimter/Dunwoody located at 4386 Chamblee-Dunwoody Road in Atlanta, GA to profit from abandoned properties.

with Bob Massey
On Monday, October 7th at 3:00 PM at Total Wine & More located at 124 Perimeter Center W (see map), I, Bob Massey, am giving a presentation that you don’t want to miss. We’re going to be talking about the various strategies you can use for pre-foreclosure deals. Not only are we going to be discussing short sales, we’re going to be talking about how to bypass short sales altogether by going straight after buying the note. This eliminates all of the restrictions of short sales! In fact, you can legally give your seller money if you are successful!
By buying the note you open up a world of different ways to make way more money from the deal. I’m going to show why you might be sitting on a goldmine. The profit on these deals is even better than short sales in “the old days”. If you know of anyone or know how to find people with Chase loans that are in default more than 90 days, you NEED to be at this meeting! If you think the banks have been acting illegally but you’re not sure how, you need to be there. I will show you how they have defrauded almost everyone who took out a mortgage in the last 15 years! And I’ll show you how YOU may be able to profit from it. There is NO CHARGE to attend this meeting, so come join us!
After the conclusion of the Main Meeting, we will be reconvening at the Tilted Kilt Perimeter located at 1155-B Mount Vernon Highway in Atlanta for the “Meeting-After-The-Meeting”. The Tilted Kilt will be offering half price appetizers as well as food and drink specials for our members and guests. Come eat, drink, network and have fun with us as hang out late into the night! Thanks Tilted Kilt Perimeter!

With Russ Hiner
Do you want to play the real estate investing game but don’t know where to start? Do you have little or no cash or credit? Want to avoid risk, repairs, tenants and toilets? Want to buy houses with no money? If so, you will be glad to know that Russ Hiner will be speaking briefly at Atlanta REIA on Monday, Sept 9th about “Wholesaling Houses for Fast Cash!“
Wholesaling is a great strategy for making quick cash, low risk, without the use of your credit, income, or money. Wholesaling houses is one of the quickest and easiest ways for new investors to get started since you don’t need a real estate license or a lot of money to start… just a little training. And once you start, with a little effort, it’s nearly impossible to keep the money from pouring into your bank account on a very regular basis. If you want to learn how to wholesale houses and get paid within 30 days after you put a house under contract, come hear Russ tell you how you can get started!

How Accurate Comps Can Make or Save You Thousands
Posted on August 11, 2013 byHow Accurate Comps Can Make or Save You $1000’s on Your Next Deal
with Linda Dana on Monday, August 19th
Atlanta REIA Members are always FREE!
Join us at the Beginning Investors Group on Monday, August 19th at 6:30 PM at the Hudson Grill located at 6317 Roswell Rd NE in Sandy Springs, GA where property evaluation expert, Linda Dana, will be teaching new investors the art and science of “Determining Accurate Property Values”. Linda is a long time real estate investor and “transaction engineer”, a mentor and the President of Charlotte REIA.
Knowing “How to Determine Accurate Property Values” is a highly critical skill that we must master as real estate investors in order to create profitable deals.
As investors, we determine a property’s value by “pulling comps” using property evaluation websites, software or the MLS. By “comps” we mean recent “comparable sales” of other properties in close proximity to our subject property that are similar in age, bedrooms, baths, square footage, lot size, style, amenities, etc.
We gather this recent sales data and analyze the high sales, low sales, average sales and distressed sales to determine the properties current “As-Is Value” as well as the “After Repair Value”. We must carefully determine which comps we include in our calculations and which ones to exclude if they are not truly “comparable”. We then carefully calculate our offer(s) to the seller based on these numbers.
If we get these numbers wrong and think the property is worth less than it really is, we may offer the seller too little and lose the opportunity to buy the property and any profit we would have made to another buyer who is willing to offer more.
If we think a property is worth more than it really is in its present, as-is condition or fixed up, we may pay too much and lose thousands of dollars when we sell. For example, if we are off by $5,000 to $10,000 on the properties value, our anticipated $5,000 profit on a wholesale flip may quickly evaporate.
Most investors don’t want to hire an appraiser to determine the value of every house they make an offer on, nor do they want to rely on a Realtor to determine these critical numbers for them. Therefore one of the first skills every new investor must master is how to determine accurate property values by pulling comps and doing the research themselves.
Join us at the Beginning Investors Group on Aug 19th where Linda will teach us…
- What criteria to use in your comp search
- How to know a good comp from a bad comp
- Which comps to include and which to eliminate
- How to determine a property’s value based on comps
- How to pull comps without being a Realtor
- All this and much more…
If you want to learn to put more money in your pocket and leave less on the closing table, this is a BIG Meeting you don’t want to miss!
Remember, Retail Buyers buy based on emotion… Investors buy based on the numbers. Join us at BIG to learn more about how to determine these important numbers!
