“299 Flowers Place stands as a landmark moment for B3 — Better Built Blocks — our first development in Atlanta’s historic Washington Park neighborhood. B3 is a community-first real estate enterprise operating at the intersection of development, transactions, and technology, built on a single thesis: overlooked neighborhoods are not liabilities. This isn’t accidental — by building within the overlay, any subsequent property tax increases triggered by rising values are absorbed by the Atlanta Beltline Partnership, not passed down to longtime residents. It’s a structural solution to one of gentrification’s most insidious side effects: neighbors being taxed out of the communities they built. On the nonprofit side, B3 Partnership, Inc. fights the battle on a different front — launching community-driven platforms like Southwest Living ATL to dismantle the negative stigmas that have long suppressed investment and pride in Southwest Atlanta’s 83 neighborhoods. Tuesday, May 19th @ NOON: The Onsite Renovation Group with Don DeRosa and Chrissy Griffin will be meeting at a newly completed rehab located at 1633 Carter Rd, Decatur, GA 30032. This property is now finished and under contract!
This beautifully transformed home at 1633 Carter Rd has been fully renovated by Natasha Turner of Visions Group LLC, with funding provided by Chip Cagle of Longhorn Investments. Originally a 3-bedroom, 1-bathroom home offering approximately 1,400 square feet on a generous 0.37-acre lot, the property has been thoughtfully redesigned to maximize space, flow, and functionality.
The original layout featured a closed-off floor plan where only the living and dining areas were visible upon entry. The former carport had been converted into an additional room, and while the home featured original hardwood floors throughout most of the house, the kitchen flooring was inconsistent with the rest of the home.
Today, the property has been completely reimagined into a spacious 4-bedroom, 2-bathroom home. The former carport conversion has been transformed into a true owner’s suite, complete with a newly added private bathroom. The kitchen has been opened up to create a seamless view into the living room, enhancing the home’s flow and functionality. Tuesday, March 17th @ NOON: The Onsite Renovation Group with Don DeRosa and Chrissy Griffin will be meeting at 1664 Temple Ave, College Park, GA 30337.
1664 Temple Avenue, better known as “Temple Grove,” is a value-add renovation and vertical addition in Historic
College Park, GA, converting a 1,766 SF single-story ranch into a 3,131 SF two-story luxury long-term rental.
The original foundation and first-floor framing are being retained. The completed project will deliver five
bedrooms and five-and-a-half baths. The rear lot has been identified as a strong ADU candidate and a detached
unit is likely to follow in a subsequent phase.
This is the first collaboration between Gina and her mother Easter. Gina has completed multiple residential
construction projects across metro Atlanta spanning group homes, inner-city revitalization, and Buckhead new
construction. Easter brings fifteen years as a property insurance adjusting manager, five years managing an
85-unit condo portfolio in Memphis, and real estate licensure in both California and Tennessee. Easter recently
completed her battle with breast cancer — and this project is how they are choosing to move forward together.
Their shared goal is 100 doors in five years — single family and small multifamily — as a joint legacy portfolio
for Gina’s two sons.
College Park is within their core buy box for its ability to support forced appreciation through value-add
renovation and strong short-, mid-, and long-term rental demand. Key demand drivers include Hartsfield-Jackson,
Delta Airlines headquarters, the Porsche Experience Center, Tyler Perry Studios, and Woodward Academy two to
three blocks away. The future adjacent $1.5 billion Six West mixed-use development adds long-term appreciation
upside.
The original plan called for a craftsman facade. A setback line discovery during permitting required a full
exterior redesign. Rather than default to a market-safe alternative, they chose French Country Modern — a finish
level and architectural language not currently represented in the neighborhood. The interior specification
includes tadelakt lime plaster walls, microcement floors, unlacquered brass fixtures, and dramatic veined stone
vanity tops. Fifty percent of materials were sourced directly from Fushun, China, with in-person QC conducted
before the first shipment was loaded. Three deliveries are scheduled with the first material shipment arriving
in thirty days.
This asset is being built to hold. Current Phase: Permitting

Tuesday, March 3rd @ NOON: The Onsite Renovation Group with Don DeRosa and Chrissy Griffin will be meeting at a newly completed rehab located at 1633 Carter Rd, Decatur, GA 30032.
This beautifully transformed home at 1633 Carter Rd has been fully renovated by Visions Group LLC, with funding provided by Chip Cagle of Longhorn Investments. Originally a 3-bedroom, 1-bathroom home offering approximately 1,400 square feet on a generous 0.37-acre lot, the property has been thoughtfully redesigned to maximize space, flow, and functionality.
The original layout featured a closed-off floor plan where only the living and dining areas were visible upon entry. The former carport had been converted into an additional room, and while the home featured original hardwood floors throughout most of the house, the kitchen flooring was inconsistent with the rest of the home.
Today, the property has been completely reimagined into a spacious 4-bedroom, 2-bathroom home. The former carport conversion has been transformed into a true owner’s suite, complete with a newly added private bathroom. The kitchen has been opened up to create a seamless view into the living room, enhancing the home’s flow and functionality. A stylish island has been added, making the space ideal for entertaining and everyday living.
Design upgrades include:
- New hardwood flooring installed for consistency throughout the home (with the exception of the primary bedroom)
