How to Make Offers Your Sellers Can’t Refuse on March 23, 2015
Posted on March 17, 2015 byA common mistake made by real estate investors is to forget why they knock on a seller’s door. By “forget,” I don’t mean the seller answers the door and the investor stands there with a stupid, lost look on his face. I mean the investor doesn’t understand the basic objective of why he’s there at the seller’s home.
Do you know the ultimate objective of meeting with sellers? I mean, why are you there? What’s the purpose? Is it to be given a tour of the seller’s house? The reason an investor knocks on a seller’s door is to get to the kitchen table. You want to get to the kitchen table so you can ask Pete Fortunato’s famous question: “Why are you selling such a nice house like this?” The answer Pete’s question allows you to get a better understanding of what the seller wants and why he wants it. Having this information allows you to structure an offer around the seller’s unique wants and needs.

This Month on Tuesday, March 17th at NOON at 576 John Wesley Dobbs Ave NE, Atlanta, GA 30312, the Onsite group will meet at a property where we are doing a new construction. We have seen this project at previous meetings when the house was in different phases of the construction. It is now very close to being finished. Sheetrock is done, doors, tile and trim are being installed. Join us Tuesday to see the amazing progress since we last met there two months ago. The project is in the Old Fourth Ward, which is a neighborhood that has suddenly become hot because of the proximity to the Beltline and the Ponce City Market development in the historic Sears building. Don’t miss this meeting that should prove to be very informative on some new topics we haven’t addressed before!
The Onsite Renovation Group, led by Aaron McGinnis of Craftbuilt Properties, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes inside the I-285 perimeter and the in-town neighborhoods. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday of each month at NOON at an active renovation site, build site or rental property which will vary from month to month. There is currently no charge to attend these meeting.

The Truth About Pre-Foreclosures – Not the Bold Faced Lies You’ve Been Lead to Believe

I don’t say this often. I don’t say this lightly… and I rarely use a strong language, like “you MUST” get involved into some aspects of investing.
However, this time it’s warranted. Especially, if you realize the wealth building potential of our current market place and dream of making A LOT of money FAST.
Where We Are Now
What we have today in our foreclosure markets is BIGGER and more widespread than what we had during the collapse and ensuing Savings and Loans bailout of the late 80s and early 90s. If you remember that time period, you probably also remember the media portraying the economy as being “a down market” and the real estate industry was “doom and gloom.”
If you were investing during that time and knew how to play the game, however, you know how profitable that was. Real estate fortunes were made over 2-3 year period.

Atlanta REIA Members can attend for FREE and guests for $10.00. Show up at 6:30 PM to eat and network before the meeting officially starts at 7:00 PM.
