If you are new, or even old for that matter, have you ever wondered what is the best way to approach a seller? Talking to sellers can be the single most intimidating task you can do when learning how to be a real estate investor. Believe me, I’ve been there, but If you want to be a creative real estate investor then you must master the art of asking “The 20 Questions.”
To make the right offer for your motivated seller it starts with understanding their problem first. Understanding their problem allows you to then craft a perfect solution for them. A perfect solution that gets them to say “Yes” almost every time.
So where do we start? We start by asking the RIGHT questions. We call these the MAGIC 20 questions. These questions will dig deep at the root of the seller’s problems and provide you with proper accurate information so you can formulate the ideal offer for your seller.
At this month’s meeting before the meeting I will cover all the questions you need to ask.
We will cover:
- What questions are important
- What questions are vital
- What are the 6 absolute question you must get answered on every deal
- What script to follow to ask these question
- How to get the seller to answer even the most personal questions with ease
- And then most importantly, what do we do with the answers…

This month’s meeting will be held at newly completed rehab project located at 498 Oak Dr SE, Atlanta, GA being managed by Maria Rosenswike who is an active rehabber and frequent attendee at our Onsite Renovation Group.
This was 3 bedroom, 2 bath, 1,242 sqft home that was built in 1962. The house was in pretty good shape and had been updated, but not to today’s standards. And the floor plan was not laid out very well and the ceiling was popcorn. It had a tiny front porch, no deck and a chain link fence.
Needless to say, Maria didn’t like any of this, so she renovated the entire house. She revised the floor plan in the master and added high ceilings. She refinished the existing hardwoods. She updated the bedrooms, bathrooms, kitchen, lighting and appliances. She updated the exterior, added a new front porch, deck, fencing and driveway. The Atlanta SHARK TANK meets on the 1st Monday of each month from 6PM to 9PM at Hudson Grille located at 6317 Roswell Rd NE, Sandy Springs, GA (map) just outside the Perimeter. Shark Tank is currently FREE for Atlanta REIA Members and Guests and is Hosted by Dustin Griffin.
WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.
We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.
Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group and other Facebook Groups as well throughout the month.
INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.

This month’s 1st rehab project, located at 3961 Summer Pl, Snellville, GA, is “light” ($40K) rehab. This is a 3 bedroom, 2 bath, 1300 sq ft, ranch home built in 1984 with a 1/2 acre lot. The house was a pre-foreclosure found by driving for dollars.
Mark Green and Todd Williams, who are managing the rehab project, have about a $40K rehab budget and hope to finish the project in 4 weeks. On the interior, they have opened up the floor plan and are replacing everything. The exterior will be painted, along with new gutters, new doors, new garage door and lighting. The front porch columns were wrapped and deck repaired. Come see their progress before they wrap this one up in a few weeks.

Chrissy Griffin and Alan McDaniel, who are managing the rehab project, are renovating the entire inside of the home. They are removing one wall in the kitchen to give the home a more open floor plan. WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.
We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.
Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group as well throughout the month.
INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.
Eat, Drink, Be Merry and Make Deals Happen! Shark Tank is a “dinner” group and we kindly request that you buy dinner and/or drinks since the Hudson Grille allows us to take over their space and takes such good care of us. Please tip the wait staff well.
