No One Cares
Posted on July 28, 2014 byThis is one of the most powerful business lessons that I have learned. That may not be what you were expecting to read but let’s face it…its true. No one cares about you, your business, your services or you in general. The one thing that people always care about is their own problems and finding solutions to those problems. Now let’s put that into the real estate world.
Whether you are interested in commercial real estate or single family homes…people still only care about solving their own problems. They don’t care about your investment or doing business with you or what deal you may be working on. They care if you can solve a problem for them and that is the root of becoming wealthy in the real estate business. If you can master the art of creatively solving problems then the financial doors to financial freedom and cash flow will swing wide open for you. If you view real estate and the world at large as a place to serve yourself, the doors to wealth will stay firmly shut. You may be able to force your way into the business world with self-serving actions but why? Why not have all the people who have what you want just simply give it to you and say “thank you” when you take it?
Everything you want in the real estate world is likely to be owned or controlled by someone else. There is no more free land in the world waiting for you to run out and stick a flag in it. Everything is owned. Now you job is to go out and get those sellers and owners to “give” you what you want. You do this by solving problems. What is Accounting & Bookkeeping?

Knowing how to record transactions in the proper way and have your set of books in good shape when it comes time for taxes. It is our intention to do this with you, the members, submitting questions to Karen@smallbusinessadvisor.biz, and getting answers here in this column.
Q: I am new to having my own business – just what is accounting?
A: Accounting is the process by which financial information about a business is recorded, classified, summarized, interpreted, and communicated to owners, managers, and other interested parties. An accounting system is designed to accumulate data about a firm’s financial affairs, classify the data in a meaningful way, and summarize it in periodic reports called financial statements. Owners and managers obtain a lot of information from financial statements. The SBA helps to:
- establish the records and procedures that make up the accounting system
- and/or may supervise the operations of the system
Once the books are in good order they can then be passed on to the CPA to either work with the owner to suggest strategies and/or prepare taxes. Most owners and managers rely heavily on the CPA’s judgment and knowledge when making financial decisions. Read More→

Onsite Renovation Group Meets on July 15th at Noon
Posted on July 13, 2014 byThis month, on Tuesday, July 15th at NOON, the Onsite group will meet at a project that is in a large house that has been divided into apartments located at 233 Kinsey Court NE, Atlanta, GA 30305 (Units A & C). Craftbuilt has been hired to update two of the apartments. The renovation on Unit A is just getting started this week. Unit C, in the basement, is nearing completion. So join us this week for your chance to see 2 rehabs in different stages of renovations.
The Onsite Renovation Group, led by Aaron McGinnis of Craftbuilt Properties, is an new educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes inside the I-285 perimeter and the in-town neighborhoods. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday of each month at NOON at an active renovation site, build site or rental property which will vary from month to month. There is currently no charge to attend these meeting.

The Atlanta Metro Area real estate market has changed dramatically since this time last year. Perhaps you’ve heard there is an “Atlanta Inventory Crisis”.
- Certain areas have gone from a buyer’s market to a seller’s market due to the inventory shortage of available homes for sale at auction or on the MLS.
- Many Realtors are not only struggling to get listings, but also to find suitable properties for their buyers.
- Some area property values have risen close to 2007 levels. Many home owners who have been “under water” may be close to break even in these areas.
- REO Brokers are reporting that banks are not releasing foreclosed inventory. Instead, they are reportedly selling off blocks of pre-foreclosed (“bad paper”) and foreclosed homes to large institutional buyers.
- Shadow inventory is alive and well and some of the foreclosure firms have laid off staff. The number of pre foreclosures is down and yet it is not consistent with delinquencies.
- Out of state and foreign buyers are active in the market and Atlanta is a favorite destination for real estate gurus once again.

Doing a Subject-to Deal?
Posted on July 1, 2014 byIn last month’s column, we outlined a Subject-to Deal. This month let’s look at this advanced deal-structuring technique in action. (NOTE: You can find last month’s column here on AtlantaREIA.com).
In mid-March, we got a call from an experienced investor. He owned several single-family rental homes. He had received a call from a motivated seller, who, because of a difficult family situation, wanted his house sold in less than a week.
For years, this investor had heard me talk about Subject-to Deals. He thought this technique would be the perfect solution for this seller’s problem, and called to see if I’d help him with the deal.
