Demond Smith & Michael Rochester of RocDem SolutionsPlease join us on Tuesday, August 7th at NOON for the Atlanta REIA Onsite Renovation Group (ORG) to learn all about finding, funding, fixing and flipping houses for big profits right here in the metro Atlanta area. This month’s meeting will be held at a major rehab project located at 52 Adair Ave SE, Atlanta, GA being managed by Michael Rochester and Demond Smith of RocDem Solutions.

Onsite PropertyThis is a 3 bedroom, 1 bath, 1566 sqft home built in 1935 that needs lots of work. The home is currently in the demolition phase and has only had a few walls removed so far due to contractor issues.

Michael and Demond’s plans are to add about 300 sqft to the house on the first floor to the master bedroom which will include more bedroom space, a new master bath addition with his and her closets. Upstairs, they are adding space to a bedroom and adding a new bath.

When the project is complete, the house will be a nice, new new 1900 sqft, 3 bedroom, 3 bath home with an open floor plan.

Our plan is to view this home before much work has begun so that we can come back in a few months and see it when it is much further along or completely finished. Come join us as the transformation begins!

This month’s meeting will be held at one of Amy Ransdell’s major rehab projects located at 4165 Dunnington Drive, Marietta, GA.

Onsite PropertyThe project was an ugly, run down house purchased from one of Amy’s wholesaler friends. The house appeared to have little or no updates or maintenance since it was built in 1975. The roof leaked badly, unwanted animals were living in the basement, and seven 30 yard dumpsters of garbage were removed from the house before demolition could begin. The lot was covered in excessive vines and dead or dying trees that had to be removed. This is a major renovation project.

Amy RansdellAmy’s plans for the property include all new systems, updated roof, updated exterior, new decks, new garage doors, new exterior french doors, closing off and opening doorways, all new fixtures, cabinets, flooring, hardware, and completely updated aesthetics. The basement required a complete re-work including relocation of the laundry, finishing out a full bath, and creating a useable larger family space and workshop. The house will be finished as as a 3 bedroom, 3 bath home. Come join us to see the transformation that has taken place so far!

The Atlanta SHARK TANK meets on the 1st Monday of each month from 6:00 PM to 9:00 PM at Hudson Grille located at 6317 Roswell Rd NE, Sandy Springs, GA (map) just outside the Perimeter. Shark Tank is currently FREE for Atlanta REIA Members and Guests.

Pitch Your Deals

WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.

We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.

Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group as well throughout the month.

INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!

VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.
