Please join us on Tuesday, June 4th at NOON for the Atlanta REIA Onsite Renovation Group (ORG) to learn all about finding, funding, fixing and flipping houses (or holding) for big profits right here in the metro Atlanta area. This month’s meeting will be held at property being rehabbed by Joseph Castaneda, of Baker Collins, located at 15 Baker Dr SW, Atlanta, GA.
This is Joseph’s first MAJOR Rehab project. He purchased this home recently as a fire damaged, 2 bedroom, 1 bath, 1000 sqft house. Apparently, at one time, squatters broke in and burnt it down. Joseph tried to save some of the home, but the damage was to extensive and he couldn’t save much at all. The more wood he removed, the more damage he found, so he had to take the house down to the foundation and rebuild the house new.
Currently, Joseph’s rehab has passed electrical and plumbing inspection. He is waiting on HVAC and FRAMING inspection. Once that passes, he we can start with insulation and sheetrock. The rehab is well underway and much progress has been made, so RSVP Now and come check it out!

When the rehab is completely finished, it will be a 3 bedroom, 2 bath 1400 sqft home with a new master bedroom and bath added on the back of the house. We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.

There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.

This month’s meeting will be held at 2096 Miriam Ln, Decatur, GA which is a property being rehabbed by Chrissy Griffin and Charles Williams. This rehab project was purchased as a 2 bedroom, 1 bath, 1134 sq ft home that is very dated and needs lots of updates and repairs.
During the rehab, the house will be converted to a 3 bedroom, 2 bath, 1300 sq ft+ home by knocking down some walls and converting the carport into a new, larger master bedroom. The house will get new updates throughout and a large deck out back for outdoor living space.
Come check out this new rehab project as it gets underway us at the Onsite Renovation Group and learn more about the details of deal and see the amazing transformation as it progresses. Everyone talks about potential. It’s easy to talk. It’s just “hot air” as Sharoney calls it, BUT do you ever listen? Not to others talk, no, she doesn’t mean that… Do you EVER listen to your own BS?! Do you ever stop to listen to the words that come out of your own mouth? That’s exactly what Sharoney will ask you in her talk – “Seven ‘Perfect’ Lies”.

What are those Seven “Perfect” Lies that you keep telling yourself that keep you from playing your top game? Because you see, that’s what we do, ALL OF US. We tell ourselves perfect lies that make us stay put, feeling “there is no choice” and so life goes on. Nothing BIG happens.

This month’s meeting will be held at 3415 Hamilton Ave, Hapeville, GA which is a property being rehabbed by Andy Bloch and Joshua Sledge. When we visited this house back in May of 2018, it was just a foundation and a 2×4 frame shell of a house with no roof and nothing else.
Andy says… “We bought this house from another investor who was over his head. With the purchase came a set of building plans that were already approved by the city. Once Josh and I started working on the house, we modified it, buy popping the top and adding two dormers with a bedroom each upstairs. The original plans called for a ranch style home. With the second floor addition, we are going to end up with roughly 2500 sqft. We purchased the property for 80k, intend to put roughly 190k into it and sell it between $375 – 400K.”

The Atlanta SHARK TANK meets on the 1st Monday of each month from 6PM to 9PM at Hudson Grille located at 6317 Roswell Rd NE, Sandy Springs, GA (map) just outside the Perimeter. Shark Tank is currently FREE for Atlanta REIA Members and Guests.
The Atlanta Real Estate Investors SHARK TANK is new group for active real estate investors who want to get together once a month to buy, sell, trade and pitch deals, network, market, have fun and make deals happen!
If you need to sell a deal or want to find a fix and flip deal or a buy and hold deal, this is the one meeting you don’t want to miss! There will be a vendors trade show, networking, a flyer table, experts on hand, the Shark Tank, deal pitching and more!
The Shark Tank Meeting will be a “Who’s Who” of the local real estate investor market. Come build your buyer’s, your seller’s list and your dream team.

Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group and other Facebook Groups as well throughout the month.
INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.

This month’s meeting will be held at 872 Midway St SE, Atlanta, GA which is a property being rehabbed by Charles “Butch” & Cynthia Ritchey. The house was originally built in 1947 as a 1000 sqft, 3 bedroom, 1 bath ranch built on a crawl space.
Butch and Cynthia’s rehab efforts include adding a 400 sqft master bedroom suite with a bath, closet and deck. They opened up the kitchen, dining room and living room areas by installing LVL beams for support. They are doing a complete rehab of the property including all electrical, plumbing, HVAC, roofing, siding and drywall, bedrooms, baths, kitchen, decks, paint, flooring, landscaping and more.
