Do you know how to determine accurate property values in today’s market? If you are getting ready to buy a property, do you know what it’s worth? There seems to be a lot of confusion on what constitutes a “comp” or comparable. With short sales and foreclosed properties making a large impact on current market values, it’s critical to know have to evaluate property values so you can avoid paying too much in this buyers’ market.
At this month’s Atlanta REIA West Meeting, Gordon Catts will be discussing what constitutes a comp, how to quickly determine a property’s value as well as providing valuable resources to help you find comparables. We will be discussing…

The Atlanta REIA West monthly meeting is an Atlanta REIA Subchapter led by Leslie Mathis that is held on the 4th Monday of each month at 6:30 PM at the Cherokee Cattle Company restaurant located at 2710 Canton Road in Marietta, GA. Atlanta REIA Members can attend for FREE and guests for $5.00. Show up at 6:30 PM to eat and network before the meeting officially starts at 7:00 PM. Buying your own meal is optional but highly recommended and greatly appreciated since the Cherokee Cattle Company allows us to use their meeting room. The Note Buyers Group an Atlanta REIA educational and networking subgroup led by Tom Boyer that is designed to teach real estate investors how to buy and sell the mortgage notes that secure a property rather than buying the property itself. The group’s goal is to transact deals within the group and increase our professionalism through education in a changing credit market. The agenda for this month’s meeting is (1) Haves/Wants, (2) Notes for Sale – Bring yours for analysis, (3) Smaller investment amount opportunities and (4) Strategies using seller financing to buy/sell properties.
The group meets on the 4th Tuesday of each month from 6:30 PM to 9:00 PM at Olive Garden located at 2467 Cobb Parkway SE in Smyrna about 1/2 mile from I-285. The Atlanta REIA Beginning Investors Group (BIG) is a new educational and networking special interest group for new investors who are just getting started in real estate investing as well as “new again” real estate investors who’ve taken a few years off and are looking to start investing again. BIG will be hosted by Alan McDonald, who will be bringing in local real estate experts to teach new investors how to survive and thrive in our ever changing economy and real estate market. The entire purpose of this group is to help new investors get their first deal and help new again investors get their next deal.
At our first BIG Meeting on July 27th at 6:30 PM at 5 Seasons Brewing located at 5600 Roswell Rd in Sandy Springs, one of our favorite local and national real estate experts, Don DeRosa, will be talking about goal setting and what you need to be doing to get your first profitable real estate deal.

This month’s Cash Cow Commercial Group Meeting, on Thursday, July 28th at 11:30 AM, is Part 3 of a 7 part series on “How to Find Private Money” to fund your commercial and residential real estate deals.In Part 1, Steve Brown covered how to discover private lender leads a the courthouse. In Part 2, he covered how to structure your deal before you present it to your potential lender. In Part 3 this month, Steve is going to show you how to talk with people you meet, pre-screen them quickly and how to talk to them for a minute or two to get an appointment with them to talk about your deal and getting the money. Steve is going to give you a script and show you how he used his business cards to generate lender interest and get appointments. If you need private money to fund your deals, this is yet another excellent meeting that you don’t want to miss!

Atlanta REIA Main Meeting – August 1st
The Atlanta REIA Main Meeting will be held at the Atlanta Perimeter Hotel & Suites (formerly the W Hotel Perimeter) located at 111 Perimeter Center West (map) in Atlanta across the street from Perimeter Mall. Because of the summer heat, the dress code this month will be “beach casual”, so put on your Hawaiian shirt, shorts and flip flops and come join us! This is our Main Atlanta REIA Meeting for the month of August, so don’t miss it! Members can attend for FREE and guests only $10.
Members and guests can arrive early at 5:00 PM and mingle in the hotel lobby and lounge with other members and vendors. The Haves and Wants Speed Marketing Session which will begin at 6:00 PM. Free parking is available for members and guests in the parking lot conveniently located behind the hotel. Be sure to bring a pen and paper to take lots of notes, plenty of business cards for networking and flyers for marketing your investment properties for sale.
