On Wednesday, October 15th 6:30PM at the the Atlanta REIA North Meeting located at 1960 Skylar Hill Dr, Suite D, Buford, Georgia, Attorney Fred Kross will discuss the typical real estate closing process and will dissect the Hud-1 Settlement Statement and explain how to read this important document used in almost all traditional real estate transactions.
The HUD-1 (closing or settlement statement) is a form used by a settlement or closing agent that itemizes all charges imposed on a borrower and seller in a real estate transaction. This form gives a picture of the closing transaction, and provides each party with a complete list of incoming and outgoing funds. “Buyers” are referred to as “borrowers” on this form even if no loan is involved. The HUD-1 is the road map used to document where the funds in a purchase and sale are applied.
The Real Estate Settlement Procedures Act (RESPA) requires the HUD-1 form be used as the standard real estate settlement form in all transactions in the U.S. involving federally related mortgage loans. RESPA states borrowers should be given a copy of the HUD-1 at least one day prior to settlement, although entries may still be coming in a few hours before closing. Although borrowers are supposed to get a copy of the closing statement the day before closing, it is rare that this occurs. Most buyers and sellers study the form on with their real-estate agent and the settlement agent. The more people who review it, the greater the likelihood of detecting any errors.
Attorney Fred Kross is an experienced Real Estate and Bankruptcy Attorney who has closed over 1,000 transactions and has been a practicing Attorney for over 25 years. Prior to becoming an attorney, Fred received a degree in Real Estate and worked as an appraiser. Prior to becoming an attorney, he was a million dollar producer as a real estate agent.

Even the most experienced real estate investors run into these problems daily. At the Atlanta REIA North Meeting on Wednesday, September 17th 6:30PM at 1960 Skylar Hill Dr, Suite D, Buford, Georgia, Barry Beers will discuss many of these problems and any problems attendees may have had or are having now. From the smallest repairs to the largest remodeling job, conflict is an inherent part of the construction industry that must be overcome.
Barry says… “If you are a homeowner or real estate investor, sooner or later you will need a contractor or repair person. At least 3 out of 4 people who use a contractor will run into a problem. Onsite Renovation Group Meets on September 16th at Noon in Decatur, GA

This Month, on Tuesday, September 16th at NOON, the Onsite Renovation Group will once again meet at 2010 Delphine Drive, Decatur, GA 30032 which is a property that Craftbuilt purchased recently. Last month we saw the house before any work had been done to it and heard about the plans to bring it back to life. We are now deep into the demolition and framing phase of the work. The plans include adding a bedroom and bath on the front of the house where the porch was. The kitchen is being moved from the front of the house to where previously there was a bedroom. Many of the walls are being relocated for a more open flow throughout the house. Join us and hear what exit strategies will work in the neighborhood and what level of renovation will make sense as related to the after repaired value.
The Onsite Renovation Group, led by Aaron McGinnis of Craftbuilt Properties, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes inside the I-285 perimeter and the in-town neighborhoods. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday of each month at NOON at an active renovation site, build site or rental property which will vary from month to month. There is currently no charge to attend these meeting.
“Is It a Deal or No Deal?” at BIG on Sept 15, 2014

Many beginning real estate investors are often thwarted by trying to determine if an investment opportunity is a “Deal” or “No Deal”. Some new investors jump on every potential deal that comes along because they are afraid to let one get away. Others can’t seem to “pull the trigger” on a deal because they’re afraid to make a mistake. All new investors face the same challenge: How do you know if you’re looking at a good deal or not?

At approximately 6:20 PM, Joe Thompson will be hosting the Haves & Wants Speed Marketing Session which gives our members the opportunity to quickly market deals they HAVE and to find deals they WANT. We also give our business members the opportunity to get up and say a few words about their businesses. Members who want to participate in the Haves & Wants Marketing Session must bring your flyers and get to the meeting early to get on Joe’s list of participants.

The Atlanta REIA West Monthly Meeting is an Atlanta REIA Sub-chapter led by Leslie Mathis that is held on the 4th Monday of each month at 6:30 PM at the Cherokee Cattle Company restaurant located at 2710 Canton Road in Marietta, GA. Show up at 6:30 PM to eat and network before the meeting officially starts at 7:00 PM. Buying your own meal is optional but highly recommended and greatly appreciated since the Cherokee Cattle Company allows us to use their meeting room. There will be lots of learning and lots of networking. Bring your deals and your haves, wants and needs to the event.

Onsite Renovation Group Meets on August 19th at Noon in Decatur, GA

This month, on Tuesday, August 19th at NOON, the Onsite group will meet at 2010 Delphine Drive, Decatur, GA 30032 which a property that Craftbuilt has just purchased and is preparing to start work. We will see the house before any work has been done to it and hear about the plans to bring it back to life. It has been vacant for many years and is in need of a total renovation. The East Lake Terrace community is in unincorporated Dekalb County on the outskirts of Kirkwood, Oakhurst and Avondale Estates. While these nearby areas have thrived in the past years, East Lake Terrace is just starting to be an area of revival. It is still a mixture of vacant properties, new construction, longtime residents and renovated houses. Join us and hear what exit strategies will work in the neighborhood and what level of renovation will make sense as related to the after repaired value.
The Onsite Renovation Group, led by Aaron McGinnis of Craftbuilt Properties, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes inside the I-285 perimeter and the in-town neighborhoods. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday of each month at NOON at an active renovation site, build site or rental property which will vary from month to month. There is currently no charge to attend these meeting.
