The only thing Vena Jones-Cox loves more than teaching people how to set their financial lives to rights by wholesaling houses is…wholesaling houses.
Wholesaling is a time-tested strategy that, in 5 simple steps, puts big chunks of cash into your pocket—without getting involved in risky rehabs, rental management, borrowing money, or even having to buy the properties themselves. It’s a strategy that’s both financially and personally rewarding—not to mention a lot of fun.
At the same time, she’s a huge advocate for rigorous training in the wholesaling business—Vena says, “Wholesalers who don’t know what they’re doing burn sellers, burn buyers, burn their own reputations and attract the attention of regulators. Wholesalers who’ve bothered to invest time and money in real training are the ones that make real money, build real businesses, and provide real benefits to their customers and the community.”
Following a blessedly-brief stint in corporate America, Vena began investing in real estate full time in 1989. Since that time, she’s been a principal in over 900 transactions including rentals, lease/options, note purchases, rehabs, and, of course, wholesale deals. She’s a licensed real estate broker and founder of REStructure Opportunity Fund, a privately-held equity fund that buys houses, notes and small apartment properties in Ohio, Kentucky, and Indiana.
Vena is the past president of the Real Estate Investors Association of Greater Cincinnati, the Ohio Real Estate Investors Association, and the National Real Estate Investors Association, and the Founder of Central Ohio Real Estate Entrepreneurs in Columbus, Ohio. She lives in Cincinnati with the world’s cutest dog and evilest cat.

The Atlanta REIA Onsite Renovation Group (ORG), co-hosted this month by Don DeRosa and Lynn Overall, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday each month at NOON at an active renovation site, build site or rental property which will vary from month to month. The market is hot! But you probably already know, or have heard this. What does this mean for wholesalers?

There are a lot of deals to be had however, hot does not always mean profitable. And it certainly does not mean that if you wholesale it, your buyer will win when they are done.
The LAST thing you want is for a buyer to not want to do business with you again because you sold them a dud. Yes, they must do their own due diligence, but so should you and do it well.
In this meeting, we will dive into numbers, numbers and more numbers of real deals that make sense for Wholesalers AND Buyers. The ARV still matters in this market!

- What kind of due diligence you should be doing in various parts of town.

The Atlanta Intown Investors Club is a new Atlanta REIA Subgroup led by Dustin Griffin and Maggie Groholski that meets on Thursday, July 16th at 6PM at the Wrecking Bar BrewPub in Atlanta, GA. Our mission and focus is to provide an open forum for real estate investors and industry professionals to network and have direct access to hot real estate deals. The format for this meeting is totally member-centric. It’s content and value is derived from our members and guests actively participating and networking with each other during the meeting.
This meting is all about transacting and doing deals. You will have the opportunity to pitch your properties, products, and services; voice your real estate haves and wants; and participate in open discussions of real estate questions and concerns. We will not be pitching products from the front of the room. We will strive to remain a forum for investors to do deals and learn and seek advice from your peers and trusted industry professionals. The more you attend and participate, the more deals you’ll do and, the smarter we all become.
