On Tuesday, October 15th at Noon, the Onsite Renovation Group will be returning to 651 Holderness St SW, Atlanta, GA 30310. You may remember that we visited this gut-out project back in July in what used to be the “red line zone” but has been experiencing incredible rejuvenation thanks to investor activity. The project is an early-make bungalow with visions of grandeur and profit. We’re returning to this job now that sheetrock is getting done and the trim and tile are starting to show the finished product. Linda is a long time real estate investor and “transaction engineer”, a mentor and the President of Charlotte REIA.

Knowing “How to Determine Accurate Property Values” is a highly critical skill that we must master as real estate investors in order to create profitable deals. As investors, we determine a property’s value by “pulling comps” using property evaluation websites, software or the MLS. By “comps” we mean recent “comparable sales” of other properties in close proximity to our subject property that are similar in age, bedrooms, baths, square footage, lot size, style, amenities, etc. We base our offers to sellers on these numbers.

If we get these numbers wrong and think the property is worth less than it really is, we may offer the seller too little and lose the opportunity to buy the property and any profit we would have made to another buyer who is willing to offer more. If we think a property is worth more than it really is in its present, as-is condition or fixed up, we may pay too much and lose thousands of dollars when we sell.

The Note Buyers Group an Atlanta REIA educational and networking subgroup led by Tom Boyer that is designed to teach real estate investors how to buy and sell the mortgage notes that secure a property rather than buying the property itself. The group’s goal is to transact deals within the group and increase our professionalism through education in a changing credit market. The agenda for this month’s meeting is (1) Haves/Wants, (2) Notes for Sale – Bring yours for analysis, (3) Smaller investment amount opportunities and (4) Strategies using seller financing to buy/sell properties, and (5) Legislation update as appropriate.

The real estate market in the Atlanta Metro Area has changed dramatically in the last 6 months. It has gone from a buyer’s market to a seller’s market due to the inventory shortage.

• Hedge Funds are stepping all over each other purchasing foreclosures and are running up the prices.
• The “courthouse gang” is now being routinely out bid by kids with cell phones and iPads who are receiving their bidding instructions from people we never see, who are sitting in front of multiple computer screens hundreds or thousands of miles away from the fray.
• Listed REO’s are often selling well above the list price. When a new listing hits the market, within 24 hours there are multiple offers and the house is put under contract.
