The house was purchased as a 2/1, 1200 sqft with an additional 1200 sqft unfinished basement that Malhar is converting into a 4/3, roughly 2200 sqft home with a finished basement. The entire back of the house was rotted so Malhar is rebuilding most of the back of the house and opening up the floor plan. He took the house down to the studs, and in some parts, down to the foundation for renovation. The house is currently in the trim out phase and should be completed within a month.
There are many lessons to be learned on this project and all the projects we visit, so come join us and see the transformations for yourself and find out more how you can get involved in fixing and flipping houses!

Contractor Impossible at Atlanta REIA West on August 27, 2018

with Roger Blankenship
No Charge for Atlanta REIA Members, Guests $10 at the Door.
Join us for this Atlanta REIA West Real Estate Event at 6:30pm on Monday, August 27th at The Cherokee Cattle Company at 2710 Canton Rd in Marietta where Roger Blankenship will show you how to find, vet, interview, hire and manage contractors.
There are two important factors that determines your success in real estate investing. The most important determining factor in real estate investing is your purchase price. This is great because you are in control. The second most important determining factor in your success is your renovation process, cost, and result. This will either make you or break you, and unfortunately, a good bit of this is not in your direct control. Why? Because you will likely be hiring a contractor to do the work.
Our industry is filled with horror stories about contractors and the renovation process. While no system can make this perfect, our system can help you take huge strides toward your goals. The procedures I am going to show you have been perfected over hundreds and hundreds of fix and flip projects. We learned a lot of lessons in the school of hard knocks and you will be the beneficiary of what we’ve learned.
Wouldn’t you rather learn from others mistakes instead of making them yourself? Come see us on Monday, August 27th and let Roger show you:
- Why you should be in continuous contractor hiring mode
- That you should trust your feelings if you’re feeling a little leery and what to do about those feelings
- What are the absolute red flag issues to prevent you from hiring
- How to investigate a contractor’s back story
- How to check their current licensing status
- The Eleven Essential documents you need for a bulletproof project and where to get them for free
- How to conduct a signing ceremony for your construction agreement
- How and when to visit your project
- How to set expectations in advance for onsite performance
- What to do when (not if) things go wrong
- Get answers to your questions and much more!
You want your projects to finish on time and on budget. You want keep the deals flowing and to do that you need to master the art of hiring and managing contractors. That’s why you want to hear this pivotal talk from the guy who’s done it hundreds of times.
Come join us on Monday, August 27th at 6:30PM at the The Cherokee Cattle Company at 2710 Canton Rd in Marietta There will be lots of learning and lots of networking. Bring your Flyers, your deals, haves, wants and needs to the event. RSVP NOW and attend this event!

The IRS. Just hearing those 3 letters can send a chill up your spine, or even make one’s blood boil. Who can blame when that entity seemingly enjoys sticking its hands into your pockets to grab a chunk of your hard earned money.
In 2018, new tax laws were enacted to the benefit of many, and to the chagrin of a few. However, for you to take advantages of the benefits, you MUST know what they are.
The New tax laws have impacted entity selection, deprecation strategies for landlords, 1031 strategies, the new Qualified Business Income deduction, Power partnerships and how they work, and many other sweeping changes.
Roger Herring, Founder and CEO of Investors Accounting, one of the few firms totally dedicated to serving the unique needs of real estate investors when it comes to accounting and taxes.
Accounting for Real Estate Investors is something that is not taught in school. It is a unique field that requires specialized understanding in specific areas of the tax code that most practitioners do not even know exists. Roger works with investors year round, not just at tax time.
At this event you will learn 3 Strategies to send the IRS in the other direction:
- Use Depriciation Strategy to Save Now and Later
- Hire Your Children
- The Power Partnership
- And Ask an Expert Tax Q & A
RSVP Now and join us this Wednesday at the Atlanta REIA South/Multi-Family Real Estate Meeting at 6PM on Wed, August 8th at Club E at 3707 Main St. in College Park.

Scott Sekulow
Posted on August 5, 2018 byI grew up in retail and by the age of 12 was a partner in my first business. If you are a long term resident of Atlanta, you might remember the pretzel booth at the Atlanta Flea Market. Well that was me. At age 18, I was a licensed real estate agent, but gave it up years later to do other work. I have a BA in Management from Mercer University. I have owned several businesses over the years.
After receiving Yeshua (Jesus) as Messiah, I went back to school and received a BS in Biblical Education graduating Summa Cum Laude. As a hobby, I got into flipping houses after rehabbing a rental property for my mother-in-law. I oversee and manage her rental properties. 3 years ago, I started buying and fixing houses. I have bought and sold over 50 houses (worth over $6,000,000). I specialize in cosmetic fix and flips. I also wholesale deals to private investors. I am an all cash investor which gives me an edge over the hard money investor.
Many know me as Rabbi Scott Sekulow and others as “The Flipping Rabbi”. I believe I have been so successful so quickly because I follow a biblical approach to all the work that I do and I give a 10% tithe of the profits to God’s work first.
