Let’s Make a Deal Meets on Monday, January 11, 2016

The “Let’s Make A Deal” group is a subgroup of the Atlanta REIA led by Lynn Overall and Don DeRosa that now meets on the 2nd Monday of each month at 6PM at the Hudson Grille located at 6317 Roswell Rd in Sandy Springs, GA. The focus of the group is to take new investors through the entire process of repurposing distressed home. Each home is purchased by the group and is completed as a Joint Venture. An experienced rehab investor then leads the group through the rehab process. Risk of loss is mitigated through the use of a consistent system for rehabbing homes, and through the use of experienced contractors. Our goal is to purchase a new property at each of our meetings.
During the meeting, we will identify a property, hard or private money lender, and a contractor. We will finance the deal using a participating money lender, all of whom attend the meetings. Do not leave your checkbooks at home because we buy properties at each meeting.
The sponsors of the “Let’s Make A Deal” group have successfully repurposed homes in California, Texas, Georgia, and Florida. If you are a new investor looking to be a participant in a home rehab project, then this is definitely the group for you. Please keep in mind that everyone who attends “Let’s Make A Deal” is required to participate. The minimum size of the investment will be determined by the purchase price of the home presented at the meeting.

Fast and Easy: Sign-n-Send Review

The Sign-n-Send app for my iPad and iPhone is a really handy tool for my everyday use. I find it very convenient to send documents via email, but sometimes it’s hard to put your signature on there without being on a desktop. It is very intuitive, just tap and hold to open the pdf and edit.
For a long time I struggled with signing pdfs on my phone. I tried taking a photo and writing over it, an electronic stamp, other apps as well, and none are as fast and simple as Sign-n-Send. If you have an email with a pdf attached, just tap and hold the attachment, and a window will show you a few options. You will want to select ‘open in’ and then select ‘sign-n-send’. From there the app is very easy to navigate.
The user will always go through another application to get to this app. Mostly through your mail app or a messaging app. When you tap and hold the pdf to open, it does take a few seconds to open. Once it is open, use one finger to draw on the page, but pinch with two fingers to zoom in and out. If you have a screen protector, better to put down the stylus and use your finger for the signature line. Read More→

This month, on Tuesday, December 15th at NOON, the Onsite Renovation Group will be meeting at one of Don DeRosa’s rehab properties located at 3991 Shallowford Green Ct, Marietta, GA. We met at this property back in September and it should be completed or nearly completed by the time of this meeting. Come see how the rehab has progressed since Sept. We will also be taking a look at several of your rehab projects and discussing the different steps involved and sharing ideas about the projects. This will be a fun and informational meeting. Don’t miss out!
The Atlanta REIA Onsite Renovation Group (ORG), hosted by Lynn Overall, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday each month at NOON at an active renovation site, build site or rental property which will vary from month to month. As always, there is no charge for Atlanta REIA members to attend. Guests pay just $20 at the door.
For our meeting next month, we are looking for YOUR rehab deals. We want to take our group of investors and visit 3 of your rehab projects. If you have a project that is underway, please let Lynn know as soon as possible. We would love to learn together and discuss YOUR real life renovations!

Atlanta REIA is excited to announce that Larry Harbolt will be the special guest speaker at our Main Monthly Meeting on Monday, January 4th at 5PM. The meeting will take place at Atlanta Unity located at 3597 Parkway Lane in Norcross, GA. The developers at LightArrow must have had me in mind. Or at least, someone like me. I found myself constantly checking various apps, and across devices it is easy to lose track of messages, updates, and photos. I’ve been juggling things for a long time, but LightArrow has made an app that makes everything mesh together on one screen.
LifeTopix is almost like an operating system for all your apps. This single app makes one place where you can view your calendar, update travel plans, make a checklist, even order things on that list or make memos to yourself. I love the fact that you can install this on your phone or your tablet, and the interface is very clean with a white background. It even prompts you if you forgot something.
Doing what I do is my passion, but also overwhelming at times. I like the fact that this one app has consolidated my other apps, and really saves me time. Instead of bouncing around from one screen to another, everything that is important to me is on one screen. At a glance, I can see my tasks, reminders, and in this screen I can even shop. Read More→

This month, on Tuesday, November 17th at NOON, the Onsite Renovation Group will be meeting at one of Don DeRosa’s rehab properties located at 1211 Nancy Lee Way in Decatur, GA. We met at this property back in September and it should be completed or nearly completed by the time of this meeting. Come see how the rehab has progressed since Sept. We will also be taking a look at several of your rehab projects and discussing the different steps involved and sharing ideas about the projects. This will be a fun and informational meeting. Don’t miss out!
The Atlanta REIA Onsite Renovation Group (ORG), hosted by Lynn Overall, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. The Onsite Renovation Group meets on the 3rd Tuesday each month at NOON at an active renovation site, build site or rental property which will vary from month to month. As always, there is no charge for Atlanta REIA members to attend. Guests pay just $20 at the door.

Make it Work: Interior Design App Review

Design for iPad By Black Mana Studios is one of my favorite apps. I usually don’t bother with apps if they exceed $3, but I heard good things about this. I think it’s worth every penny to be honest. I’m not colorblind, but I do struggle sometimes with how to pair materials and textures together. This app doesn’t build a lush virtual world, but it gives me a base to plan interiors that don’t disappoint.
It is a drag and drop interface, which is great since you can change things around in an instant. I find that the color and materials palette has great variety, so I can find that same wood finish or paint color (or something close to it) when I get to the big box store or wholesale warehouse.
This app is really useful with placing furniture too. It has a lot of different options to offer with sofas and tables. You can find items that you already purchased and arrange them before you move them. Or you can play with shapes and placement before you commit to buying anything. The “Let’s Make A Deal” group is a subgroup of the Atlanta REIA led by Lynn Overall and Don DeRosa that now meets on the 2nd Monday of each month at 6PM at the Hudson Grille located at 6317 Roswell Rd in Sandy Springs, GA. The focus of the group is to take new investors through the entire process of repurposing distressed home. Each home is purchased by the group and is completed as a Joint Venture. An experienced rehab investor then leads the group through the rehab process. Risk of loss is mitigated through the use of a consistent system for rehabbing homes, and through the use of experienced contractors. Our goal is to purchase a new property at each of our meetings.
During the meeting, we will identify a property, hard or private money lender, and a contractor. We will finance the deal using a participating money lender, all of whom attend the meetings. Do not leave your checkbooks at home because we buy properties at each meeting.
The sponsors of the “Let’s Make A Deal” group have successfully repurposed homes in California, Texas, Georgia, and Florida. If you are a new investor looking to be a participant in a home rehab project, then this is definitely the group for you. Please keep in mind that everyone who attends “Let’s Make A Deal” is required to participate. The minimum size of the investment will be determined by the purchase price of the home presented at the meeting.

Atlanta REIA is excited to announce that Dorsie Boddiford will be the special guest speaker at our Main Monthly Meeting on Monday, November 2nd at 5PM. The meeting will take place at Atlanta Unity located at 3597 Parkway Lane in Norcross, GA. Dorsie will be discussing her career as a very successful, young real estate investor and how she keeps more money in her pocket with tax saving strategies.
Here’s what Dorsie says about her presentation…
“It’s a great feeling to get that big check after flipping and selling a property, but it always seems like Uncle Sam gets the better end of the deal. And I cringe this time every year as I pay my property taxes that seem to always be on the rise, no matter what. Now don’t get me wrong, I don’t mind paying my fair share but I was always taught to pay my fair share and not a penny more.
Successful, experienced real estate investors have the structure and systems in place to minimize their taxes. Are you following their examples? These investors structure their deals so that they can maximize their profit and minimize their costs. Their businesses are also set up with specific entities so that they can gain maximum tax benefits. Even if you are a beginner investor, a working knowledge of tax-saving strategies will benefit you in your day-to-day investments.”
Some of the topics Dorsie will discuss include:
- Purposeful business planning: when its best to invest personally, in a Corporation, or in an LLC
- Investing using tax-deferred and tax-free retirement accounts, such as the Roth component of the Solo 401k (my favorite!)

- Other tax strategies such as 1031 Exchanges and Section 121 sales

About Dorsie Boddiford
Dorsie Boddiford is a 27 year old, full-time real estate investor. Upon graduating from Georgia Tech with a degree in Building Construction, she took the risk to become a full-time, real estate investing entrepreneur and purchased her first house. She has built a business out of flipping houses while striving towards financial freedom with investments. Her deals include purchases at foreclosure auctions and tax deed sales, negotiations for owner-financing, deals through door knocking and mail outs, as well as deals with other investors through wrap mortgages, hard money loans, and equity participation.
Dorsie’s investments also include a focus on wealth building through retirement accounts and she recently released her book “The Solo 401k: The Entrepreneur’s Guide to a Powerful Pension Plan” that she co-wrote with her father, Dyches Boddiford. Becoming an active investor was no easy task, but Dorsie has no regrets with her real estate career. She enjoys helping and encouraging other new investors who are eager to begin their journey out of the rat race. Her early successes have made her appreciate the power of working for herself.
