Please join us on Tuesday, October 2nd at NOON for the Atlanta REIA Onsite Renovation Group (ORG) to learn all about finding, funding, fixing and flipping houses for big profits right here in the metro Atlanta area.
This month’s meeting will be held at Ramon Tookes‘ rehab project located at 1355 Westview Dr SW, Atlanta, GA. This property is located directly across from the Beltline entrance and will be a complete renovation down to the studs.
Ramon purchased it in June and began demo in July and plans to finish it by the last week in October. The purchase price was $111k, the renovation budget is $120k with projected sales price of $329k and projected profit after commission, holding costs, and cost of money of about $60k.
This is a group project where Ramon obtained the financing and invested money with about 7 of his students so that they can learn while they earn.
Ramon is a seasoned Real Estate Investor who has mastered fixing and flipping houses. He also wholesales houses, coaches and is an now author with over 20 years of industry experience. Come join at Onsite to see Ramon’s rehab and learn some rehabbing tips and trick from this flip master!

We’re continually told that to reach our full potential as real estate investors, we must work outside the box. At the beginning of Bill’s discussion, he’ll explain why this advice is wrong. It’s not about working outside some box that counts. To reach our full potential, we must realize there is no box!
To be a successful real estate investor, consider this: The job of a real estate investor is not to buy, sell or rent houses. Our job is to solve people’s real estate problems.
Do you want to achieve financial freedom? Then don’t go out looking for “deals”. Instead, go out looking for problems to solve and people to help. In other words, look for peoples’ uncomfortable circumstances. This one shift in your thinking can completely alter your life’s financial outcome.
Think of it this way: When you go out, are you looking to do FOR people or TO people? You already know that “FOR” attracts and “TO” repels. Each day, are you attracting or repelling business?
To make all deals possible, you only need to do five things:
- Get face-to-face with sellers
- Be curious and ask questions – a LOT of questions!
- Draw up a T-bar
- Understand a teeter-totter offer
- Put your offer in writing
At the Atlanta REIA meeting, as we talk about creative deal structuring, you’ll walk away with a clearer understanding of these five most-important things.
You’ll also see examples of a number of our creatively constructed and funded real-world deals. In addition, we‘ll answer these four deal-making questions:
- How was it found?
- How was it structured?
- How was it funded?
- And once bought, what did we do with it?
Finally, here are a number of questions we promise to answer:
- What’s the fastest, cheapest, most effective way to get face-to-face with homeowners and sellers?
- What is the best way to learn how to creatively construct and fund a deal?

- What needs to be your daily goal?
- What does it really take to succeed at real estate investing?

This month’s meeting will be held at newly completed rehab project located at 77 Glenrose Cir SW, Atlanta, GA being managed by Maria Rosenswike who is an active rehabber and frequent attendee at our Onsite Renovation Group.
This was a 1032 sq ft, 3 bedroom, 1.5 bath home built in 1963. It was a vacant, ugly, run down house that needed lots of updating. Maria gutted the entire house, added 280 sqft for the master bedroom, changed the roofline, added a new front porch, a 12 x 16 deck in back, new fencing and a gate. Everything is new from roof to foundation… new flooring, new tile, new sheetrock, new electrical, new kitchen, new baths, new outdoor living space, new everything.
At the meeting, you will see how Maria transformed this old house into a modern day home that buyers are looking for. Maria also renovated the house next door which recently sold for $210K at the end of June. So join us and come see this house now before it’s sold and learn some valuable lessons on how Maria did it!

We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.
Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group as well throughout the month.
INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.

This month’s meeting will be held at a nearly completed rehab project located at 1860 S Gordon St SW in Atlanta, GA being managed by Malhar Bhagat.
The house was purchased as a 2/1, 1200 sqft with an additional 1200 sqft unfinished basement that Malhar is converting into a 4/3, roughly 2200 sqft home with a finished basement. The entire back of the house was rotted so Malhar is rebuilding most of the back of the house and opening up the floor plan. He took the house down to the studs, and in some parts, down to the foundation for renovation. The house is currently in the trim out phase and should be completed within a month.
There are many lessons to be learned on this project and all the projects we visit, so come join us and see the transformations for yourself and find out more how you can get involved in fixing and flipping houses!

So on August 21st at NOON, we’re going back to the Greenvalley property to see how Chrissy transformed this 1,646 sq ft, 3 bedroom, 2 bath home built in 1972 from an ugly, run down house that needs lots of updating into a gorgeous, modern day home!
This house had lots of improvements made such as removing or relocating walls, expanding both brand new bathrooms, all new kitchen, removed windows, added french doors, converted carport to garage, updated outbuilding and much more!
There are many lessons to be learned on this project, so come join us and see the transformation for yourself and find out more how you can get involved in fixing and flipping houses!
