The Atlanta SHARK TANK meets on the 1st Monday of each month from 6:30PM to 9PM at Hudson Grille located at 6317 Roswell Rd NE, Sandy Springs, GA (map) just outside the Perimeter. Shark Tank is currently has no cover charge for Atlanta REIA Members and Guests and is Hosted by Dustin Griffin.
WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.
We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.
Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group and other Facebook Groups as well throughout the month.
INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.
Eat, Drink, Be Merry and Make Deals Happen! Shark Tank is a “dinner” group and we kindly request that you buy dinner and/or drinks since the Hudson Grille allows us to take over their space and takes such good care of us. Please tip the wait staff well.

Please join us on Tuesday, December 3rd, 2019 at NOON for the Atlanta REIA Onsite Renovation Group (ORG) to learn all about finding, funding, fixing and flipping houses for big profits right here in the metro Atlanta area. This month’s rehab project is located at 2586 Caladium Dr NE, Atlanta, GA being managed by Stephen Jones.
This property is a deteriorated 4 bedroom, 2.5 bath, brick, 2-story house on a basement. In addition to the massive clean-out, there are multiple water leaks, animal penetrations and mold. Stephen purchased the property on November 8th for $290k, with $250k in owner financing at 8.5%.
Stephen plans to keep the 4 bedrooms upstairs, but expand the master suite to have a larger bathroom and walk-in-closet, by moving the existing hall full bath to the end of the hall between 2 bedrooms. He also plans to create a laundry closet to the left of the stair landing.
On the main level, Stephen is planning to open the non-structural walls between the den and kitchen, and the kitchen and dining room. The kitchen will be moved to the existing dining room and the existing kitchen will become the dining room. The current formal living room will become a fifth bedroom, and a mudroom and full bath will be built in the space to the left of the front door that is currently an office.
Since the drainage exits the house at waist-height, creating a full bath in the basement would be very expensive, so he will simply finish half the basement into an entertaining space.
The existing sunroom will be divided in two: One half will remain heated/cooled space, the other a screen porch, with a new deck built off of that screen porch.
All windows and doors will be updated; along with all systems and mechanicals. The hardwoods will be repaired where needed and refinished, a new roof put on, and the exterior lot cleared of trees and re-sodded.

The Atlanta REIA East Monthly Meeting, aka “Flipping Gwinnett” is a new Atlanta REIA educational and networking subgroup lead by Scott “The Flipping Rabbi” Sekulow and is held on the 3rd Tuesday of each month at 6:30 PM at Scott’s We Buy Ugly Houses Office located at 2300 W Park Pl. Blvd, Suite 110 in Stone Mountain, GA.
In the real estate investing business, we always say “You make your money when you buy and you get paid when you sell.” In other words, you have to buy right in order to get paid well when you sell in this business.
In order to buy right, you have to know your numbers. The two big numbers you need to know to put a house under contract is 1) the value of the property (As-is Value vs After Repair Value) and 2) the estimated repair costs.
A few months ago, we talked about determining property value at Flipping Gwinnett. This month we are going to talk about how we quickly estimate the repairs so we can get a house under contract quickly. Once we get the contract, we can do our due diligence, especially if we are going to rehab the house, do a scope of work and more accurately determine the repairs.

The Atlanta SHARK TANK meets on the 1st Monday of each month from 6:30PM to 9PM at Hudson Grille located at 6317 Roswell Rd NE, Sandy Springs, GA (map) just outside the Perimeter. Shark Tank is currently has no cover charge for Atlanta REIA Members and Guests and is Hosted by Dustin Griffin.
WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.
We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.
Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group and other Facebook Groups as well throughout the month.
INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!
VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.
Eat, Drink, Be Merry and Make Deals Happen! Shark Tank is a “dinner” group and we kindly request that you buy dinner and/or drinks since the Hudson Grille allows us to take over their space and takes such good care of us. Please tip the wait staff well.
