How to Better Manage Your Time & Priorities

Join Don DeRosa every month at 5PM SHARP at our Meeting-Before-the-Meeting that we like to call the High Tech Home Buying Creative Deal Structuring Subgroup one hour BEFORE the Atlanta REIA Main Monthly Event.
Where does your time go and how do you manage it? In this session, Don will discuss where your time goes and how to successfully manage it to put the MOST important things first. Don is going to show you how to organize you life using a simple to use system for organizing and prioritizing everyday stuff. He is going to show you how you can use simple apps, to eliminate all the paper in your life and become infinitely more organized. Here are some things you will learn:
- How to identify your biggest time wasters and how to eliminate them once and for all
- What apps he recommends to get organized
- How to use a day planning system so that you never lose anything ever again
- How to prioritize you daily action list using eight simple questions
Each month, Don will teach you about different real estate investing purchase and sale strategies to put more money in your pocket as as well as state-of-the-art tools and techniques you’ll use to evaluate deals and figure out how to make them work. You’ll learn to work less and earn more so you can spend more time where you want, when you want and with whom you want.

The Atlanta SHARK TANK meets on the 1st Monday of each month from 6:30PM to 9PM at Hudson Grille located at 6317 Roswell Rd NE, Sandy Springs, GA (map) just outside the Perimeter. Shark Tank is currently has no cover charge for Atlanta REIA Members and Guests and is Hosted by Dustin Griffin.
WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.
We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.

Vendor tables are cocktail tables that are available on a first come, first serve basis. Please join us on Tuesday, December 3rd, 2019 at NOON for the Atlanta REIA Onsite Renovation Group (ORG) to learn all about finding, funding, fixing and flipping houses for big profits right here in the metro Atlanta area. This month’s rehab project is located at 2586 Caladium Dr NE, Atlanta, GA being managed by Stephen Jones.
This property is a deteriorated 4 bedroom, 2.5 bath, brick, 2-story house on a basement. In addition to the massive clean-out, there are multiple water leaks, animal penetrations and mold. Stephen purchased the property on November 8th for $290k, with $250k in owner financing at 8.5%.
Stephen plans to keep the 4 bedrooms upstairs, but expand the master suite to have a larger bathroom and walk-in-closet, by moving the existing hall full bath to the end of the hall between 2 bedrooms. He also plans to create a laundry closet to the left of the stair landing.
On the main level, Stephen is planning to open the non-structural walls between the den and kitchen, and the kitchen and dining room. The kitchen will be moved to the existing dining room and the existing kitchen will become the dining room. The current formal living room will become a fifth bedroom, and a mudroom and full bath will be built in the space to the left of the front door that is currently an office.
Since the drainage exits the house at waist-height, creating a full bath in the basement would be very expensive, so he will simply finish half the basement into an entertaining space.
The existing sunroom will be divided in two: One half will remain heated/cooled space, the other a screen porch, with a new deck built off of that screen porch.
All windows and doors will be updated; along with all systems and mechanicals. The hardwoods will be repaired where needed and refinished, a new roof put on, and the exterior lot cleared of trees and re-sodded.

Join us at the BRAND NEW Flip Chicks of Atlanta Meeting on Friday, December 6th at 6:30PM at the Collective Rise Campus (CRS) located at 801 Atlanta St, Roswell, GA.. Flip Chicks meets on the 1st Friday of each month thereafter at 6:30PM.
This month’s meeting will be a Panel Discussion on “Working with Contractors When Rehabbing from Start to Finish” with the Real Flip Chick’s Christine Griffin, Danielle Jasmine & Maria Rosenswike who will be joined by Alex Prince and Gary Jenkins.
We will discuss finding contractors, hiring good contractors, when to fire them, how to handle disputes, how to avoid being taken advantage of and much more! We also discuss future topics you’d like to learn more about at Flip Chicks.

The Real Flips Chicks of Atlanta is a new group of like-minded, entrepreneurial women striving to achieve financial freedom through real estate investing, who come together to support and empower each other.
This group is for women who wholesale houses, fix and flip homes and/or buy and hold rentals or vacation properties.
