How to Get Your Rehab Finished
On Time & Under Budget
Featuring Pete Young
On Monday, August 17th, The Beginning Investors Group (BIG) meets at Hudson Grille, 6317 Roswell Rd in Sandy Springs, GA — featuring special guest speaker Pete Young who will be discussing rehabbing houses.
Every real estate investor knows the deal:
You buy the property with a great profit margin…
Then the rehab starts.
Two weeks turns into six.
The budget starts climbing.
Contractors disappear.
Materials get ordered wrong.
Change orders pile up.
And suddenly YOUR PROFIT is disappearing.
It doesn’t have to be that way.
Join us as Pete Young shares the strategies he’s learned from years of hands-on, in-the-trenches experience managing renovations and working with the materials, products and processes that make rehabs successful.
Pete has also spent years teaching Home Depot classes to both customers and associates, giving him a unique understanding of not only what needs to be done on a rehab — but how to get it done efficiently and correctly.
YOU’LL LEARN HOW TO:
🏠 Plan your rehab before the first hammer swings
💰 Build a realistic budget — and KEEP it under control
🔨 Manage contractors and subcontractors more effectively
⏰ Keep your project moving and avoid costly delays
📋 Create a scope of work that eliminates confusion
🚩 Recognize problems BEFORE they become expensive mistakes
🧱 Make smarter decisions about labor and materials
💵 Protect the profit you calculated when you bought the deal
Because in real estate investing…
EVERY EXTRA DAY COSTS MONEY.
Interest. Utilities. Insurance. Taxes. Contractor delays. Material mistakes. Holding costs.
The longer that property sits unfinished, the more money comes out of YOUR pocket.
Whether you’re preparing for your first rehab or you’ve already flipped dozens of houses, Pete’s practical experience can help you tighten up your process, control your costs and get your properties to the finish line faster.
BUYING THE DEAL IS ONLY HALF THE BATTLE.
The money is made when you can successfully EXECUTE the rehab.
Come learn how to finish your next rehab ON TIME, UNDER BUDGET and with MORE of your PROFIT still in your pocket!
Atlanta REIA Members can attend the meeting at no charge and not-yet-members can RSVP Online for $15 or pay $20 at the door.

BIG is hosted by Don DeRosa who will be bringing in local and national real estate experts to teach new investors how to survive and thrive in our ever changing economy and real estate market. The entire purpose of the group is to help new investors get their first deal and help new again investors get their next deal.

Tues, August 18th at NOON
1664 Temple Ave, College Park, GA
With Don DeRosa, Chrissy Griffin,
Easter McClain & Regina Caliste

Tuesday, August 18th @ NOON: The Onsite Renovation Group with Don DeRosa and Chrissy Griffin will be meeting at 1664 Temple Ave, College Park, GA 30337 with Easter McClain & Regina Caliste, a mother and daughter team. We visited this property back on March 17, 2026. We’re going back to see the progress.
1664 Temple Avenue is a value-add renovation and vertical addition in Historic College Park, GA, converting a 1,766 SF single-story ranch into a 3,131 SF two-story luxury, long-term rental. The original foundation and first-floor framing are being retained. The completed project will deliver five bedrooms and five-and-a-half baths. The rear lot has been identified as a strong ADU candidate and a detached unit is likely to follow in a subsequent phase.
The original plan called for a craftsman facade. A setback line discovery during permitting required a full exterior redesign. Rather than default to a market-safe alternative, they chose French Country Modern — a finish level and architectural language not currently represented in the neighborhood. The interior specification includes tadelakt lime plaster walls, microcement floors, unlacquered brass fixtures, and dramatic veined stone vanity tops. Fifty percent of materials were sourced directly from Fushun, China, with in-person QC conducted before the first shipment was loaded.
This is the first collaboration between Gina and her mother Easter. Gina has completed multiple residential construction projects across metro Atlanta spanning group homes, inner-city revitalization, and Buckhead new construction. Easter brings fifteen years as a property insurance adjusting manager, five years managing an 85-unit condo portfolio in Memphis, and real estate licensure in both California and Tennessee. Easter recently completed her battle with breast cancer — and this project is how they are choosing to move forward together. Their shared goal is 100 doors in five years — single family and small multifamily — as a joint legacy portfolio for Gina’s two sons.
If you want to learn about fixing and flipping houses for huge profits, mark your calendar and join us at the Onsite Renovation Group!
Atlanta REIA wants to thank Longhorn Investments for sponsoring the Onsite Renovation Group.
