Russ HinerI’m SO excited about our Very Special Guest Speaker this Monday at the Atlanta REIA West Meeting that I almost wish we could just skip right over the weekend and get right to it!  RUSS HINER is gracious enough to come speak with us about “How to Negotiate Your Way to Success”.   What a great opportunity to learn priceless negotiating skills from one of Atlanta’s strongest real estate investors!  Russ is definitely highly qualified to speak on this topic.  Listen to this… you wouldn’t know it from talking with him, because he is not one to “toot his own horn” and he may be upset with me for even sharing this with you, but I found out through the grapevine that his background includes being a coach on the teams of such legends as Russ Whitney and  Robert Kiyosaki!  You think he may know something about negotiating that we can learn from?  ABSOLUTELY!

Let’s face it folks, whether we are buying a house from a seller, selling a house to a buyer, or simply buying something at our local retail store, what comes out of our mouth when we are negotiating on every transaction determines our financial success in life.  Those  of us who learn to negotiate the best, wind up with the biggest stacks of CA$H!  Listen, all the techniques and strategies for buying and selling real estate can be learned along the way, but it’s the negotiating that determines how big our checks are with any strategy.  So, it just makes sense that if there is one skill that we as real estate investors should spend our time and efforts learning, practicing, and continually improving upon, it’s DEFINITELY negotiating.  And Russ is going to speak on this very topic for us this Monday, June 27th at the Cherokee Cattle Company for FREE for Atlanta REIA Members, and only $5 for non-members!  No matter if you haven’t done your first deal yet, or you are a seasoned investor, DON’T MISS THIS ONE, its sure to be some of the best information you could possibly expose yourself to in order to help you get to the next level.  See you Monday! Be sure to come early to get a great seat and soak up everything Russ has to share with us.   Have a great weekend! I hope it goes by fast!

How to do “Subject-To” Investing
with Mark Durham & Attorney Bob Witcher

Robert WitcherLast month, local real estate expert Don DeRosa introduced our group to “Subject-To” investing. Due to overwhelming demand from our members, this month at our Creative Financing Group meeting on Wednesday, June 8th at 6:30 PM at Champps at 7955 North Point Parkway in Alpharetta, GA (map), subgroup leader and real estate expert Mark Durham and local real estate attorney Robert “Bob” Witcher will discuss in further detail how you can buy houses “subject-to” without qualifying for a loan and with little or no money down. Attorney Witcher will discuss the forms and language you need to use to protect yourself as an investor as well as your seller.

  • If you don’t have good credit or a lot of cash to invest, but want to get in the real estate investing game, you can get started by buying houses without qualifying for a loan or having a lot of cash.
  • If you’re renting and want to own, or if you’re tired of your current home and want to move, you can buy a beautiful new home in an nice neighborhood and possibly pay less than you are paying in rent or on your current mortgage, without going to the bank for financing.

Doug ShaddixAtlanta REIA is pleased to announce that Attorney Doug Shaddix will be our special guest speaker at our Atlanta REIA West Meeting on Monday, May23rd at 6:30 PM at the Marietta Fish Market located at 3185 Canton Road in Marietta, GA. Many of you recall that Doug was on our Attorney Panel at our Atlanta REIA Main Meeting. Doug is back this month to talk all about asset protection, estate planning and buying with entities such as trusts, LLCs, corporations and more!

If you have significant assets of any type, you are a target for a lawsuit!  You need to know more about asset protection.  Enjoy greater privacy, limits on your personal liability, as well as tax benefits through the use of entities such as LLC’s, corporations and trusts.

In today’s litigious society, you need only one person unhappy with your business, one injured tenant, one disgruntled individual to ruin all that you have worked for by going to a plaintiff’s lawyer to see how they can get to everything you own.  If you are sued, you could lose your business, its equipment and vehicles, your personal automobiles, your home, your rental properties . . . anything that you own in your own name. Jeff KallerAt our next Atlanta REIA Main Meeting on June 6th we are excited to feature the original founding father of today’s short sale techniques, Mr. Jeff Kaller. He has promised to share the refined plan he uses to turn over One Billion Dollars in negotiated short sale deals into his collective network. Don’t let the numbers scare you, he plans to lay out a blue print for how you can fill your deal pipeline (he calls it his money funnel) with productive deals that will produce cash. It’s the same techniques that he used to save over one million homeowners from the perils of foreclosure.

The strategies are simple, cost effective, and produce amazing results. Jeff will show you fully automated lead generation campaigns that find hard to locate homeowners who yield big profits. He also uses a virtual team of assistants to mine data and is willing to share scripts, letters and strategies he uses in his brokerage office in St Augustine to drive calls into his office. He was recognized by the local Atlanta media as the country’s most influential person in short sales and you can see an interview done by a local station on the registration page. Read More→

Atlanta REIA Main Monthly MeetingOur next Atlanta REIA Main Meeting is on May 2nd at the W Hotel Atlanta Perimeter starting at 5:30 PM. Because of our high attendance, this meeting is the perfect opportunity for you to get together and network with vendors and other real estate professionals; participate in our Speed Marketing Session to promote your properties or business; catch up on what’s happening and coming soon at Atlanta REIA; and to hear and learn from some of the best real estate experts in the industry. If you are a serious, active real estate investor or professional, this is the one meeting of the month you don’t want to miss.

Because our Main Meeting is our “Member’s Main Meeting”, we take member feedback for our meetings very seriously. This is one of the reasons our meetings are so well attended. We are constantly asking our members what they would like to see, hear or do at our main meeting and we have consistently been getting these two requests that we are fulfilling this month:

Question #1: “Can we have a town hall style discussion with real estate industry experts in addition to the keynote speaker presentations we already have?”

Expert Legal Panel DiscussionAnswer #1: YES! On May 2nd, we are having an Expert Panel Discussion with 3 Attorneys who are all real estate investor friendly, who know GA law inside and out and will help keep you compliant with the ever changing rules and regulations such as the SAFE Act, MARS Rule, etc and keep you out of legal trouble. We are also having a Certified Public Accountant sit on the panel who will help you earn and keep more money by saving you money in taxes. Our Expert Panel will include:

Question #2: “Can we go to the Tilted Kilt for the meeting after the meeting?”

Tilted KiltAnswer #2: YES, ABSOLUTELY! Atlanta REIA volunteer, Lee Budden, is making arrangements with the Tilted Kilt Perimeter located at 1155-B Mount Vernon Highway in Atlanta (about 1/2 file from W Hotel) to accommodate as many of our members and guests as possible for the Late Nite Networking Meeting After the Meeting on May 2nd at 9:30 PM until late. We hope you will come eat, drink and network with us until late into the nite!

Catherine McFarlandConquer your fears and take the guesswork out of buying houses “as-is”. Long time successful real estate investor, code enforcement and zoning officer, Catherine McFarland, will put your fears to rest.

More and more these days houses are being sold as is. Sellers and banks are not accepting contracts with the old protection contract clause of “subject to inspection” or “subject to approval of partner”. These days contract contingencies are rarely being accepted.

To get in the game, you have to be able to make a decision and commit to it. Do you really want to buy the house? And are you so confident that you can comfortably put your earnest money on the line?

Catherine will show you how you can quickly assess damages and repairs to a house and determine the estimated repair costs. She will address your valid concerns:

  • What is wrong with this property?
  • Am I losing all my rights?
  • The awful truth about the seller’s property disclosure statement.
  • Should I get a home inspection by a certified inspector? Pros and cons.
  • Don’t let your investment go down the toilet because you missed repairs.

If you are serious about real estate investing, you have to hear this. Presented by Catherine E. McFarland, Longtime Successful Investor & Certified Housing Inspector, Certified Inspector Southern Building Code Congress, International Property Maintenance Inspector, Housing Inspector, Legal Aspects of Code Enforcement.

Come join us at the Atlanta REIA West Meeting on Monday, April 25th from 6:30 to 9 PM at the Cherokee Cattle Company at 2710 Canton Road, Marietta, GA (map).

“Getting Rich in Today’s Market with Bank-Owned Foreclosures and Rent-Smart Lease Options”

Andy HellerThere are literally hundreds of wealth-building strategies available for real estate investors.  Some are more lucrative than others, and many are too much work for the return on investment.  At our next Atlanta REIA Main Meeting on April 4th, 2011, local Atlanta and national real estate expert, Andy Heller, will show you why of the hundreds of wealth-building formulas,  Fortune Magazine recommended Andy’s “Buy Low, Rent Smart, Sell High” strategy among the top five recommended strategies for real estate investors.

Andy and his story will inspire and connect with you, as it is a “regular guy” get rich story.  Like so many of us, Andy started investing part time, pulling aside a few hours each week for his hobby.  The lack of success of Andy and his partner Scott’s “buy and flip” plans led them literally by accident to a goldmine called buy low, rent smart, sell high.
