Roger Herring, MSCTA is The Investor’s Accountant. As founder and CEO of Investors Accounting LLC, he brings over 30 years’ experience in accounting and taxation to our clients. He began studying real estate investing in 2005 and made his first investment, a 70 door executive office suites complex in 2006. Later that year, he decided to combine his specialized knowledge in accounting and real estate and rebranded the firm as Investors Accounting LLC. He is a 1991 graduate of The Citadel, The Military College of South Carolina. He was commissioned an officer in the US Army Reserve where he served for eight years. Prior to entering private practice, he spent eleven years as a corporate accountant in positions ranging from staff accountant to chief financial officer. Roger is married to Shelley; they have two children and two grandchildren.

The subject to technique allows you to take over the seller’s mortgage payments without having to qualify for a new loan. This can be a win-win situation for both you and the seller. Wrap around mortgages allow you to assume the seller’s existing mortgage while also creating a new mortgage to cover the difference between the existing mortgage and the purchase price of the property. This technique can help you acquire properties that you may not have been able to with traditional financing.

Lease options allow you to lease a property for a set period of time with the option to buy it at the end of the lease. This technique can be beneficial for both you and the seller. The seller is able to continue receiving income from the property while you are able to acquire the property without having to come up with a large down payment.
