Don DeRosaMy name is Don DeRosa. I am a real estate trainer, mentor and full-time real estate investor actively buying, selling and holding properties each month for huge profits and long-term cash flow. When I first started almost 25 years ago, I thought I wanted to be a wholesaler and flip contracts because I thought I needed a bunch of cash to buy and hold, or buy and rehab houses. I was like everyone else starting out in this business. I didn’t have lots of money, so I thought wholesaling was the easy way to go.

Boy was I wrong. Fortunately for me I was introduced to a buying technique called “Subject-To” by a friend. This is a technique where the Seller deeds the property over to you (you own it) but leaves the loan in place and you simply continue to make the existing payments (you don’t have to go to the bank and qualify).

Well I must say this technique changed my life. Within the first 30 days of learning the Subject-To technique I bought 4 houses for one dollar each (yes, you read that correctly) and I have been buying them that way ever since.

I no longer have to sell the “Golden Goose” to make lots of money. Today I am working furiously at buying properties “Subject-To” using the existing financing on the seller’s home instead of having to go to a bank or a hard money lender for funding. This allows me to buy multiple properties fast, without coming up with all the purchase funds on the front end.

Subject-To is the perfect strategy to use in today’s market where easy funding is not readily available for investors to buy pretty houses. Buying houses “Subject-To” the existing finances is by far the most powerful technique is real estate today. You can control and own an enormous amount of real estate with very little money. Understanding how to get sellers to finance your deals is the ultimate investment strategy.

You will be teamed up with another classmate, or not, and literally go into the field and drive for dollars, door knock and talk to live sellers as well as seeking out and finding vacant properties.

If talking with sellers is a challenge for you, then you DO NOT want to miss out on this  LIVE TRAINING EVENT we created just for YOU to get out and make deals happen, especially during a recession! There will be lots of hands-on practical applications in this event unlike anything you’ve probably ever seen.     Tuesday, October 18th @ NOON: Onsite Renovation Group with Don DeRosa and Chip Cagle at Rich Munroe’s rehab and short-term rental located at 6838 Gaines Ferry Rd, Flowery Branch, GA. Be sure to park at Van Pugh North Park and follow the signs to walk to the property.

    This house is on Lake Lanier at the end of a lake front neighborhood street. There’s a lake view and a single slip, covered dock. Upon entering Bailey Drive on the right hand side, you’ll pass the Byrde family home that was featured in the Netflix series Ozark. Rich Munroe is the investor. He plans to keep this as an Airbnb property when renovations are complete.

    The kitchen will be expanded and updated with new cabinets, quartz countertops and stainless steel appliances. The full bathroom on main level, guest and master bathroom on second level, and bathroom in basement will all be updated with new tile, toilets, vanities and showers.

    All levels of the home will be updated with new LVP flooring. All galvanized pipes in the home will be replaced with new pipes and a new water heater. New light fixtures will be installed throughout. Adding a new kitchenette area in the basement.

    The upstairs deck will be updated with rails painted and screened in with a new Jacuzzi tub. The windows on the main level facing the lake will remain and are all in working condition. The older steel windows on the front and the side of the house will be replaced with new windows.

    The driveway will be resurfaced with asphalt or concrete. The dock will be updated with new wooden planks due to rotting on most planks and the dock door will be repaired.
