The Atlanta REIA Onsite Renovation Group (ORG), led by Don DeRosa and Dustin Griffin, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) or rental (buy and hold) of single family residential homes. The Onsite Group meets on the 1st & 3rd Tuesday of each month at NOON at an active renovation site, build site or rental property which will vary from month to month and be announced prior to the meeting on the Atlanta REIA Calendar.
The Onsite Renovation Group will focus on properties inside the I-285 perimeter and the in-town neighborhoods. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property. This Month on Tuesday, March 17th at NOON at 576 John Wesley Dobbs Ave NE, Atlanta, GA 30312, the Onsite group will meet at a property where we are doing a new construction. We have seen this project at previous meetings when the house was in different phases of the construction. It is now very close to being finished. Sheetrock is done, doors, tile and trim are being installed. Join us Tuesday to see the amazing progress since we last met there two months ago. The project is in the Old Fourth Ward, which is a neighborhood that has suddenly become hot because of the proximity to the Beltline and the Ponce City Market development in the historic Sears building. This month, on Tuesday, February 17th at NOON, the Onsite Group will meet at 2010 Delphine Drive, Decatur, GA 30032 which is a property that Craftbuilt purchased. The plans include adding a bedroom and bath on the front of the house where the porch was. The kitchen is being moved from the front of the house to where previously there was a bedroom. Framing for the new addition is now done and the mechanical systems, HVAC, electrical and plumbing have been “roughed in”. If you were present at the previous meetings at this house, you will be amazed at the transformation. We are close to the finished product now. This Month, on Tuesday, January 20th, 2015 at NOON, the Onsite Renovation Group property located at 576 John Wesley Dobbs Ave NE, Atlanta, GA 30312 where we are doing a new construction. In October we met at this same job site. At that time it was a vacant lot where we had just demolished an old house and had begun preparation for the new construction. We are now in the process of framing the new two story house. We are using trusses for the floors and roof. In August we saw the house before any work had been done to it and heard about the plans to bring it back to life. In September, the sheetrock had all been gutted out and the new walls were framed. The plans include adding a bedroom and bath on the front of the house where the porch was. The kitchen is being moved from the front of the house to where previously there was a bedroom. We also learned in September that a variance was required before we could proceed with the project. There are hurdles and pitfalls in getting projects permitted and every municipality has their own rules. Aaron has extensive experience with permit issues and will answer questions from the group about the permitting process. Our variance has now been approved. The East Lake Terrace community is in unincorporated Dekalb County on the outskirts of Kirkwood, Oakhurst and Avondale Estates. While these nearby areas have thrived in the past years, East Lake Terrace is just starting to be an area of revival. It is still a mixture of vacant properties, new construction, longtime residents and renovated houses.
