The Atlanta REIA Onsite Renovation Group (ORG), led by Don DeRosa and Dustin Griffin, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) or rental (buy and hold) of single family residential homes. This month’s rehab project is located at 155 Valley Dr, Roswell, GA. This rehab project, being managed by Amy Ransdell is a 3 bedroom, 2 bath, traditional brick ranch home built in 1965. The house has a small footprint with an open carport, small kitchen, outside laundry, and small master bedroom/bath. It’s within walking distance to downtown historic Roswell.

As an ADDED ONSITE BONUS, after our Onsite visit to Amy’s 155 Valley Dr Roswell Rehab Project, we’re going to visit her Commercial Rehab Project in Roswell historic district at 801 Atlanta Street, Roswell, GA. This building is Amy’s new office building called the Collective Rise Campus (CRC) which is being designed as a “First of its kind shared workspace and collaborative education campus for professionals who serve or work within the real estate entrepreneurial space”.
This 6000 sqft, standalone building was the Dekalb Tire Center for most of its life. The existing space had open bays and open non-insulated rooms. Renovation includes dividing the space as well as re-work of the interior to support an environmentally controlled and high-tech shared work space.

This month’s rehab project is located at 5674 Bradley Circle, Lithonia, GA. This rehab project, being managed by Chrissy Griffin, was a fire damaged, single family home that was originally built as a 3 bedroom, 2 bath, 1,273 sqft home built in 1988. However, the previous homeowners converted the garage to another bedroom and 1/2 bath before the fire. You may recall that we visited this property at Onsite January 15, 2019.
Chrissy had the house gutted down to the studs and all the fire damaged wood replaced. The house has now been fully restored to a 4 bedroom, 2 1/2 bath, 1800 sqft home.
The home has a stunning open floor plan. Everything is BRAND NEW from the roof to the foundation. The home is fully staged, listed on the market and already has received multiple offers.

This house is a 3 bedroom, 2 bath, 2,170 sq ft, split level home built in 1985. At the time of purchase, the home was being used as a Section 8 rental. This project being managed by Chrissy Griffin and Alan McDaniel started out as a “light” rehab with a $40K budget but may have ended up costing closer to $55K.
The house has been completely renovated on the inside. Several walls have been removed creating a much more open floor plan. The house has a new kitchen, new baths, updated lighting and is fully staged. On the exterior, they replaced the roof, windows and doors, rebuilt the deck and repaired and painted the privacy fence and updated landscaping.

This month’s meeting will be held at property being rehabbed by Dee Adewunmi located at 1085 White Oak Ave SW, Atlanta, GA.
This property is located in the Oakland Historic neighborhood. It is an English Vernacular revival Tudor house built in 1940 that was 3 bedroom, 1 bath, 1013 sqft home (see Original photo). Prior to Dee acquiring the property, the existing structure was heavily altered by a previous investor without the required permits and the project was abandoned (see Before photo). Dee purchased the property as-is in March 2019 through the FMLS.
The City of Atlanta wants the house to be restored to this English Vernacular Revival style character (see Original photo). Upon completion, the home will be 4 bedrooms (2 master suites on 2nd floor) with 3 ensuite bathrooms and about 1900 sqft. There are 2 story high vaulted ceilings with an all open concept. Dee even replaced the fire chimney which was destroyed by tree and previous investor.

This is Georgette’s first rehab project. She purchased this home as a 1950’s cottage that was only 963 sqft with 2 bedrooms, 1 bath and in terrible condition in the Great Lake Clair Neighborhood. The plot she purchased was part of 7 being sold and this was actually split into 2 plots and she purchased the larger of the two with the house on it.
Because the home was in such terrible shape, Georgette had to do a complete rehab and tear the house down to the foundation. She has turned it into a 4 bedroom, 3.5 bath, 3500 sqft home with a 2 car garage. It has a huge front porch, a large rear deck and an open floor plan throughout.

This is Joseph’s first MAJOR Rehab project. He purchased this home recently as a fire damaged, 2 bedroom, 1 bath, 1000 sqft house. Apparently, at one time, squatters broke in and burnt it down. Joseph tried to save some of the home, but the damage was to extensive and he couldn’t save much at all. The more wood he removed, the more damage he found, so he had to take the house down to the foundation and rebuild the house new.
Currently, Joseph’s rehab has passed electrical and plumbing inspection. He is waiting on HVAC and FRAMING inspection. Once that passes, he we can start with insulation and sheetrock. The rehab is well underway and much progress has been made, so RSVP Now and come check it out!

During the rehab, the house will be converted to a 3 bedroom, 2 bath, 1300 sq ft+ home by knocking down some walls and converting the carport into a new, larger master bedroom. The house will get new updates throughout and a large deck out back for outdoor living space.
