Since July 2017, Carson has created multiple income streams within his business from Flipping Houses, Wholesaling, Buy and Holds, Wraps, Notes, Consulting and “Subject To” Acquisitions. He and his team are primarily focused on income producing, multi-family properties, flips and notes. They still use wholesaling to disposes properties that which don’t fit their buying criteria and are a good source for Wholesale deals, but Flipping and Long-term holds are their primary focus.
Carson and his team now analyze larger deals of multi-family concepts and Mobile Home parks and even boat and RV storage facilities. In 6 short years, Carson’s Capital City Equity Group has closed on close to 275 transactions, 17 completed flips and self manages 189 income producing properties. Carson has secured private capital funding to acquire his 100% of his deals and has access to about $3.3MM in capital via his Capital and investor partners.
Additionally, Capital City Equity Group and its affiliates have transacted $21,000,000 in Real estate since starting and are now expanding the business to increase the lead funnel to be actively closing 3-5 deals SFH per month as a goal and acquiring 150 – 300 income producing properties per year.
Carson is an expert in Deal Architecture and works with private equity to fund deals. His team specializes in Mobile Home Park acquisitions of the mid-size market. Currently his properties yield $1,300,000 in Gross Rent each year.

Roger Herring, MSCTA is The Investor’s Accountant. As founder and CEO of Investors Accounting LLC, he brings over 30 years’ experience in accounting and taxation to our clients. He began studying real estate investing in 2005 and made his first investment, a 70 door executive office suites complex in 2006. Later that year, he decided to combine his specialized knowledge in accounting and real estate and rebranded the firm as Investors Accounting LLC. He is a 1991 graduate of The Citadel, The Military College of South Carolina. He was commissioned an officer in the US Army Reserve where he served for eight years. Prior to entering private practice, he spent eleven years as a corporate accountant in positions ranging from staff accountant to chief financial officer. Roger is married to Shelley; they have two children and two grandchildren.

I will be discussing creative techniques that can help you buy properties without the constraints of conventional financing. Techniques such as subject to, wrap around mortgages, and lease options can give you a competitive edge in today’s market.
In today’s economy, interest rates are rising, and the cost of living is increasing. This has created a lot of distressed sellers who need help getting out from under their mortgage. By learning creative techniques, you can help these sellers while also expanding your own investment options. Being able to offer creative financing solutions can set you apart from other buyers in the market.
The subject to technique allows you to take over the seller’s mortgage payments without having to qualify for a new loan. This can be a win-win situation for both you and the seller. The seller is able to get out from under their mortgage, and you are able to acquire a property without having to come up with a large down payment.
Wrap around mortgages allow you to assume the seller’s existing mortgage while also creating a new mortgage to cover the difference between the existing mortgage and the purchase price of the property. This technique can help you acquire properties that you may not have been able to with traditional financing.
Lease options allow you to lease a property for a set period of time with the option to buy it at the end of the lease. This technique can be beneficial for both you and the seller. The seller is able to continue receiving income from the property while you are able to acquire the property without having to come up with a large down payment.

Roy Sipel is a self-taught and self-made multi-millionaire who came up from nothing, growing up in Queens, NY and spending his early years struggling to get by.
