My name is Don DeRosa. I am a real estate trainer, mentor and full-time real estate investor actively buying, selling and holding properties each month for huge profits and long-term cash flow. When I first started almost 24 years ago, I thought I wanted to be a wholesaler and flip contracts because I thought I needed a bunch of cash to buy and hold, or buy and rehab houses. I was like everyone else starting out in this business. I didn’t have lots of money, so I thought wholesaling was the easy way to go.
Boy was I wrong. Fortunately for me I was introduced to a buying technique called “Subject-To” by a friend. This is a technique where the Seller deeds the property over to you (you own it) but leaves the loan in place and you simply continue to make the existing payments (you don’t have to go to the bank and qualify).
Well I must say this technique changed my life. Within the first 30 days of learning the Subject-To technique I bought 4 houses for one dollar each (yes, you read that correctly) and I have been buying them that way ever since.
I no longer have to sell the “Golden Goose” to make lots of money. Today I am working furiously at buying properties “Subject-To” using the existing financing on the seller’s home instead of having to go to a bank or a hard money lender for funding. This allows me to buy multiple properties fast, without coming up with all the purchase funds on the front end.
Subject-To is the perfect strategy to use in today’s market where easy funding is not readily available for investors to buy pretty houses. Buying houses “Subject-To” the existing finances is by far the most powerful technique is real estate today. You can control and own an enormous amount of real estate with very little money. Understanding how to get sellers to finance your deals is the ultimate investment strategy.

“Hi I’m Roger Blankenship, Host of the nationally syndicated radio show, “Flipping America” and I’m going to be in Atlanta Monday, June 21st, 2021 at the Beginning Investors Group (BIG) to talk about getting started in real estate investing. Although my show is called Flipping America, I don’t believe flipping houses is for everyone. In fact it’s not ideal for most people. But I do believe that everyone – including you – should consider real estate as a part of a balanced investment portfolio.
We have documented at least 86 career paths in real estate and real estate investment. Many of those have variations with different asset classes and strategies. I honestly believe there are more than a thousand ways to make a million dollars in real estate. One of them is probably right for you.
But how do you figure this out? I’ve watched hundreds of people over the years and seen people both flourish and flop. I’ve also seen some of the people who failed at one thing do really well at a different thing. And I’ve started noticing patterns among people who do well. So a couple of years ago I started building profiles of successful people in different areas – wholesalers, flippers, builders, rental investors and lenders. What we have learned is that successful people in each area have certain characteristics and life situations. Those who lack those qualities struggle and usually don’t do well.
What if there was a way every person could figure this out BEFORE they begin? Perhaps we could help people save time and money by pointing them in a direction that gives them a better chance of succeeding. This thinking led to the “Find Your Fit” Presentation I’m bringing to Atlanta Monday night. I will be speaking at the Beginning Investor Group, a sub-group meeting of the Atlanta REIA. “With the upcoming tsunami of foreclosures looming on the horizon home owners will be needing alternative to an all cash offer due to the fact that they may be over leveraged. In most cases the recommended method to help them would be buying the property “Subject To” the existing mortgage. That is where the home owner simple just gives you the warranty deed (Ownership) but the note and mortgage (lien) stay in their name.
However, sometimes the homeowner doesn’t feel comfortable with just handing over the deed to their home without any security that you are going to make their payments. That’s where “Wrap Around” mortgages come into play. At this session I will go over all the basics. I will show you:

- What is an actual Wrap Around Mortgage
- Why is it extremely important to have this technique in your toolbox
- When you should use it
- How you should use it
- Answers to your questions and more!
