By learning creative techniques, you can help these sellers while also expanding your own investment options. The subject to technique allows you to take over the seller’s mortgage payments without having to qualify for a new loan. This can be a win-win situation for both you and the seller. The seller is able to get out from under their mortgage, and you are able to acquire a property without having to come up with a large down payment.

Wrap around mortgages allow you to assume the seller’s existing mortgage while also creating a new mortgage to cover the difference between the existing mortgage and the purchase price of the property. This technique can help you acquire properties that you may not have been able to with traditional financing.

Lease options allow you to lease a property for a set period of time with the option to buy it at the end of the lease. This technique can be beneficial for both you and the seller. The seller is able to continue receiving income from the property while you are able to acquire the property without having to come up with a large down payment.
