What’s a Good First Home?

Dorsie Boddiford is a smart, cheerful, inquisitive young lady who just graduated from Georgia Tech. Instead of following most of the other 2011 graduates who think working for corporate America is the answer, she’s decided to follow in her father’s footsteps and become a real estate investor.
Kim and I have been working with Dorsie this summer. She’s learned a ton and just bought her second property at this month’s foreclosure auction! Her goal is to own enough paid-for investment properties that she’ll be financially independent by the time she’s in her thirties.
A couple of weeks ago, Dorsie found a target property in Marietta, Georgia that she considered buying as her primary residence. It’s an older, bank-owned, single-family home that needs about $15,000 in repairs. The asking price is around $100,000 and, after fix up, it will be worth about $115,000. Alex Kramb, 15, Buys His First Investment Property

At our March real estate investors’ meeting, I described a mobile home in a park that we had for sale. Mouths dropped open as I showed nasty pictures of the disgusting property.
How bad was it? The home was full of dog poop. The toilet bowl was so bad that a commercial-grade sandblaster couldn’t clean it. There were gaping holes where the furnace and water heater used to be. The smell made you gag and caused your eyes to water. It was plain awful!
I asked the room full of experienced real estate investors whether anyone wanted to make an offer on this cesspool of an investment property. Heads turned away and eyes were diverted.
In the back of the room, Alex Kramb, a fifteen-year-old student at Blessed Trinity High School, stood up and said, “Mr. Cook, I’ll pay you $100 for that mobile home.” I was dumbfounded. As I pointed to the screen, I asked, “Alex, you’ll pay me $100 for THAT hunk-of-junk?” He quickly answered, “Yes, sir!”
Alex proudly walked up front. We wrote up a bill of sale, I collected $100 cash money and then handed Alex the keys. With that, Alex Kramb, at 15, bought his first investment property. Investors looked on in amazement…then cheers broke out in the room! Read More→

Movers and Shakers is an brand new Atlanta REIA educational and networking group led by Gordon Catts that is designed to meet the interests and needs of intermediate and advanced investors. Our first meeting is on Monday, January 17th at 11:00 AM at the 5 Seasons Brewing located at 3655 Old Milton Parkway in Alpharetta, GA (map). Our first Haves and Wants Speed Marketing Session was a huge success! Guests and members alike really enjoyed taking the stage and telling our group all about their deals for sales, their businesses and any other haves and wants they had. Thank you Joe Thompson for hosting the session and all of those of you who participated. We will be posting the video of the Haves and Wants Speed Marketing Session on the website later this week.
We were also blessed to have real investing master, Ron LeGrand, spend nearly 2 1/2 hours teaching us “The 7 Top Requirements For You To Prosper As A Real Estate Investor”, answering questions from the audience and networking with members and guest during the New Year VIP Party. Ron gave away some really great bonus training material for all those who attended and especially to those who signed up for his Fast Track to Wealth Training that takes place in Atlanta on January 15th. November 1st Atlanta REIA Meeting Was Our Biggest and Best Yet!

Wow, our November 1st Atlanta REIA Meeting was our biggest and best yet! A lot of new friends and old ones turned out last night to hear Dyches Boddiford speak on creative financing techniques for many your potential real estate investment deals. Including Dyches, there were five Georgia Real Estate Investors Association (GaREIA) past Presidents in attendance including Debby Henning, Steve Jordan, Jeff Nix and Don Derosa. If Gordan Catts had been in attendance, there would have been six! Atlanta REIA truly appreciates all of the support that GaREIA leaders and members, past and present, have been showing our new REIA group. Thank you everyone who attended our November Atlanta REIA Main Meeting and became Atlanta REIA Charter Members!
I must admit, hearing Dyches speak last night was like drinking water from a fire hose. Though what he teaches is more advanced and caters more to seasoned investors, he offered exactly what our group needed to hear in our troubled economic times. Simple investing and financing techniques for the new investor and much more creative, outside-of-the-box, investing and financing strategies for the seasoned investor that are capable of generating large sums of equity and cash flow today and in the near future. Not only did I learn a few new things from Dyches, but he also reminded me of a few techniques that I had long forgotten that are totally applicable to today’s economy and real estate market.
