It’s all too common that real estate investors rush into deals, holding properties in their own names. And that works fine – until a tenant, guest, or stranger falls and breaks a leg or a service supplier files a law suit. Then the importance of holding investment properties in the name of an entity – usually a limited liability company, an LLC – becomes evident. By then it’s too late, and all of the investor’s personal assets become exposed to litigation and a potential judgment.
In his presentation, Frank Yacenda will explain why it’s important to hold investment properties in the name of an entity, what states provide the best asset protection and why, and why it’s neither rocket science, difficult, nor costly to set up entities through which you can do business.
He’ll explain different ways of structuring entities to meet your individual asset protection goals, the potentially positive and negative tax implications of doing business through entities, and things entities can and can’t accomplish. At the end of his formal presentation Frank will answer any questions attendees have.

Frank Yacenda has been setting up companies – LLCs and corporations – for real estate investors for more than a dozen years. As Founder, President, and CEO of Alpha Opportunities International, Inc., he has expanded the company’s offerings to serve a broad range of business needs, focusing on those most important to real estate investors.
His career spans more than five decades during which he has headed international business and project development companies, served as a Foreign Service Officer with the U.S. Department of State, has been an award-winning public relations and marketing practitioner, and a journalist. He has taught at the university level in both brick-and-mortar and online institutions in this country and abroad, and he holds a Masters degree in mass communication from the University of Florida.
Frank is the author of a book on the ins and outs of real estate investing – Buying America the Right Way – that focuses on structuring holdings through legal entities. His broad perspective and decades of business and real estate experience enable him to serve as a guide for real estate investors at all different levels, whether just starting out or with lots of deals done.

This rehab project was a 16 unit building that’s now a quad with 8 bedrooms rooms, 2 baths and a kitchen in each unit. Daniel plans to keep and rent it by the room. Come check it out!

“Hi I’m Roger Blankenship, Host of the nationally syndicated radio show, “Flipping America” and I’m going to be in Atlanta Monday, June 21st, 2021 at the Beginning Investors Group (BIG) to talk about getting started in real estate investing. Although my show is called Flipping America, I don’t believe flipping houses is for everyone. In fact it’s not ideal for most people. But I do believe that everyone – including you – should consider real estate as a part of a balanced investment portfolio.
We have documented at least 86 career paths in real estate and real estate investment. Many of those have variations with different asset classes and strategies. I honestly believe there are more than a thousand ways to make a million dollars in real estate. One of them is probably right for you.
But how do you figure this out? I’ve watched hundreds of people over the years and seen people both flourish and flop. I’ve also seen some of the people who failed at one thing do really well at a different thing. And I’ve started noticing patterns among people who do well. So a couple of years ago I started building profiles of successful people in different areas – wholesalers, flippers, builders, rental investors and lenders. What we have learned is that successful people in each area have certain characteristics and life situations. Those who lack those qualities struggle and usually don’t do well.
What if there was a way every person could figure this out BEFORE they begin? Perhaps we could help people save time and money by pointing them in a direction that gives them a better chance of succeeding. This thinking led to the “Find Your Fit” Presentation I’m bringing to Atlanta Monday night. I will be speaking at the Beginning Investor Group, a sub-group meeting of the Atlanta REIA. The meeting begins at 6:30 pm at the Hudson Grille in Sandy Springs. After the presentation I’ll stick around and answer every question anyone has about getting started in this great business. My personal goal is to train 1000 real estate millionaires. And I hope YOU will be one of them! See you at BIG!

The Alternative To Buying “Subject To”

“With the upcoming tsunami of foreclosures looming on the horizon home owners will be needing alternative to an all cash offer due to the fact that they may be over leveraged. In most cases the recommended method to help them would be buying the property “Subject To” the existing mortgage. That is where the home owner simple just gives you the warranty deed (Ownership) but the note and mortgage (lien) stay in their name.
However, sometimes the homeowner doesn’t feel comfortable with just handing over the deed to their home without any security that you are going to make their payments. That’s where “Wrap Around” mortgages come into play. At this session I will go over all the basics. I will show you:

- Why is it extremely important to have this technique in your toolbox

We also give our business members the opportunity to get up and say a few words about their businesses.
