In 2009, Matt expanded his endeavors by launching an investment banking arm, which has grown exponentially over the years. He has been a sought-after speaker and educator, sharing his knowledge and insights with various organizations, including Homevestors Franchise, Dealmaker Live, PitchMasteryAcademy, RALA, and Private Money Bootcamp, from 2004 to 2017.

Since July 2017, Carson has created multiple income streams within his business from Flipping Houses, Wholesaling, Buy and Holds, Wraps, Notes, Consulting and "Subject To" Acquisitions. He and his team are primarily focused on income producing, multi-family properties, flips and notes. They still use wholesaling to disposes properties that which don't fit their buying criteria and are a good source for Wholesale deals, but Flipping and Long-term holds are their primary focus.
Carson and his team now analyze larger deals of multi-family concepts and Mobile Home parks and even boat and RV storage facilities. In 6 short years, Carson's Capital City Equity Group has closed on close to 275 transactions, 17 completed flips and self manages 189 income producing properties. Carson has secured private capital funding to acquire his 100% of his deals and has access to about $3.3MM in capital via his Capital and investor partners.
Additionally, Capital City Equity Group and its affiliates have transacted $21,000,000 in Real estate since starting and are now expanding the business to increase the lead funnel to be actively closing 3-5 deals SFH per month as a goal and acquiring 150 – 300 income producing properties per year.
Carson is an expert in Deal Architecture and works with private equity to fund deals. His team specializes in Mobile Home Park acquisitions of the mid-size market. Currently his properties yield $1,300,000 in Gross Rent each year.

The Atlanta Region has grown substantly over the last several decades. Atlanta has benefited from being a transportation and distribution hub. This was not an accident.
There has been an origination working quietly behind the scene through much of its growth. There has been a planning commission here from 1945. A The commission initially served the City of Atlanta and Fulton and Dekalb Counties. Now they serve a 13 county area and 72 Municipalities. They are involved in the study, plan, influence, and implimation of transportation, infrastructure, health, water quality, employment, etc. All of these areas impact housing.
A friend and longtime successful investor commented that their projections have been right on over the years. Where will the growth occur over the next several years. They know. Between now and 2040 the region will spend In excess of 62 Billion Dollars on transportation and infrastructure.

Roger Herring, MSCTA is The Investor’s Accountant. As founder and CEO of Investors Accounting LLC, he brings over 30 years’ experience in accounting and taxation to our clients. He began studying real estate investing in 2005 and made his first investment, a 70 door executive office suites complex in 2006. Later that year, he decided to combine his specialized knowledge in accounting and real estate and rebranded the firm as Investors Accounting LLC. He is a 1991 graduate of The Citadel, The Military College of South Carolina. He was commissioned an officer in the US Army Reserve where he served for eight years. Prior to entering private practice, he spent eleven years as a corporate accountant in positions ranging from staff accountant to chief financial officer. Roger is married to Shelley; they have two children and two grandchildren.

The subject to technique allows you to take over the seller’s mortgage payments without having to qualify for a new loan. This can be a win-win situation for both you and the seller. The seller is able to get out from under their mortgage, and you are able to acquire a property without having to come up with a large down payment.
Wrap around mortgages allow you to assume the seller’s existing mortgage while also creating a new mortgage to cover the difference between the existing mortgage and the purchase price of the property. This technique can help you acquire properties that you may not have been able to with traditional financing.
Lease options allow you to lease a property for a set period of time with the option to buy it at the end of the lease. This technique can be beneficial for both you and the seller. The seller is able to continue receiving income from the property while you are able to acquire the property without having to come up with a large down payment.

Tuesday, May 17th @ NOON (LIVE in Clermont, GA): Onsite Renovation Group with Don DeRosa, Chrissy Griffin & Scott & Dawn Woods. We will be meeting at Chrissy, Dawn & Scott’s rehab project located at 5615 Cleveland Hwy, Clermont, GA.
Chrissy says “This was a 3 bedroom, 1 bath modular home on 1 acre. This was the first modular home I’ve ever done. To make it look more like a real home, we gutted all the modular materials and used sheetrock on the interior, replaced the vinyl siding on the outside with hardiplank and added new windows to make it look more like a regular single family home. We opened up the walls to give it a more open concept. Come see the finished project at Onsite!”
