Tuesday, May 7th @ NOON: The Onsite Renovation Group with Don DeRosa and Chrissy Griffin will be held at a rehab being managed by Tamika Echols located at 3439 Old Jonesboro Rd, Hapeville, GA 30354.
This was a “Cat House” was owned by an animal hoarder. She placed small plastic plates all over house with a can of cat food on each to feed dozens of her cats. There were cat doors for them to come and go as they pleased. But, it appears the lady never picked up the old plates! There were THOUSANDS of small plastic plates all over the house covered in bugs and filth. We’re going to get those cleaned up before the group comes on May 7, but we’ll have plenty of pictures for your amusement!
This rehab was funded by Chip Cagle of Longhorn Investments.

Mr. Wang is a veteran technology executive and real estate industry visionary, holding various AI patents (including USPTO Patent #11,093,992 Smart Matching for real estate transactions), had successfully managed $10M+ projects for AT&T, Intel, etc., and successfully delivered cutting-edge new software systems for AMI/Intel/Lenovo/Dell, etc., as well as built new tech plants for Lockheed & Martin.

Techniques such as subject to, wrap around mortgages, and lease options can give you a competitive edge in today’s market.
In today’s economy, interest rates are rising, and the cost of living is increasing. This has created a lot of distressed sellers who need help getting out from under their mortgage. By learning creative techniques, you can help these sellers while also expanding your own investment options. Being able to offer creative financing solutions can set you apart from other buyers in the market.
The subject to technique allows you to take over the seller’s mortgage payments without having to qualify for a new loan. This can be a win-win situation for both you and the seller. The seller is able to get out from under their mortgage, and you are able to acquire a property without having to come up with a large down payment.
Wrap around mortgages allow you to assume the seller’s existing mortgage while also creating a new mortgage to cover the difference between the existing mortgage and the purchase price of the property. This technique can help you acquire properties that you may not have been able to with traditional financing.
Lease options allow you to lease a property for a set period of time with the option to buy it at the end of the lease. This technique can be beneficial for both you and the seller. The seller is able to continue receiving income from the property while you are able to acquire the property without having to come up with a large down payment.

Tuesday, April 16th @ NOON: Onsite Renovation Group with Don DeRosa and Chrissy Griffin at a rehab located at 2088 Glenwood Downs Dr, Decatur, GA 30035.
This rehab project is being managed Chrissy and Khalid Johnson. Chrissy says “This is probably one of the nastiest houses I’ve ever done!”
“So far, we’ve gutted the interior and put new sheet rock up. Installed new mechanicals. Fixed the roof. Added new stucco and hardy plank. Added a gable on the front porch. Added a new garage door. Painting is underway.”
Chrissy, Don & Khalid had this house finished, staged and listed, but this past Thursday a huge 80 ft tree fell on the house and crushed the master bedroom. But the show must go on. Come see what was the finished project and the damage that must now be repaired.

What is Equity Partnering? Who are you partnering with? To start out you need a Distressed Homeowner that has about 30% or more in equity in their home. The homeowner has very little time to sell their home before the foreclosure sale date or some other uncomfortable life situation where they need to sell fast for whatever reason. They are “High on Equity & Short on Time”.
Most homeowners think that they will be able to solve their problem and resolve their situation. This is what Bill calls “Burning Time.” Burning Time is when a homeowner has the time and the equity to sell their house; however, chooses to try to save their property, make up the back payments or modify their loan and FAIL. Now, they have put themselves at the mercy of the CASH VULTURES.
Let’s look at an example:
A house has an ARV of $750,000. Mortgage is $350,000. House needs $50,000 in repairs and has a monthly payment of $2,500 with 10 payments in arrears. House has a foreclosure sale date in 25 days. How much equity does the homeowner have? Most homeowner’s think they have $350,000 in equity. Do they?
Bill says “It is you job to explain to them they have very little equity. How do we do this? The CASH VULTURES offer the homeowner $10,000 to $30,000 for their equity. Is this illegal? NO! I just feel that it is our job to create a win/win/win situation. After reading this strategy, you will see how you can beat out the CASH VULTURES all of the time. You will create a great deal for your homeowner so they can get some cash. You will also be handsomely paid as well.
So how does this work? It all starts with getting the homeowner to realize you are there to help them out of their situation. They need to First sign an Authorization to Release so you can talk to the bank. Second, they need to sign the Sales Contract and a Profit-Sharing Agreement so both of you know how the equity will be split at closing. Third, they will need to deed the property into a land trust.
At this point, you will give the homeowner an Equity Advance so they can move out and deed you the property as a Short-Term Subject-to. Most time you will give the homeowner an equity advance of $5,000 to $10,000 up front. You then will make up the back payments to cure the mortgage and to stop the foreclosure sale from taking place.
