Gordon CattsThis workshop examines the relationship between a properties rental income and its value. This class examines the principle of substitution and explains the use of this principle in valuing single family and small income producing properties. Sources of “comparable” information will be identified. “As-is Value” will be discussed. We will examine methodology for determining what an investor should pay for a property. Selling price strategies will be covered as well as determining the target market for the property. We will discuss what to do when a property does not appraise. We will examine what constitutes a “real” comp. With the large foreclosure inventory and properties selling for considerably less than they did several years ago, it is critical to be able to look at pricing objectively and avoid overpaying for a property.

At this workshop you will hear from an appraiser who is in the trenches valuing property for banks, mortgage lenders, asset managers, investors as well as doing appraisals and review appraisals for federal institutions. His insights into the lender point of view will be of great benefit for you.

Listen to a Real Estate Agent actively involved with short sales and and his investor clients. He brings an agent’s insights into the evaluation process and how he helps determine an investors “buy price” vs their “sell price”.

Charlie Stroul, with Haines Information Services, will show us the power of the Criss Cross Plus Real Estate System, a paid service for pulling comps, as well as how to use the system for marketing to sellers.

Additionally Gordon will share a number of free sites as well as showing you how to utilize public and near public information. He will share a new information tool that few people even know exists.

There  were the usual cast of characters in the room… a cross section of beginners to experienced investors. I saw a number of familiar faces. Folks from the local REIAs were in attendance.  The instructor was upbeat confident and appeared a knowledgeable doer.  He asked the audience 2 telling questions:

  1. How many of you are making 10 offers a week?
  2. How many of you have a buyers list?

Atlanta REIA Main MeetingWow, our November 1st Atlanta REIA Meeting was our biggest and best yet! A lot of new friends and old ones turned out last night to hear Dyches Boddiford speak on creative financing techniques for many your potential real estate investment deals. Including Dyches, there were five Georgia Real Estate Investors Association (GaREIA) past Presidents in attendance including Debby Henning, Steve Jordan, Jeff Nix and Don Derosa. If Gordan Catts had been in attendance, there would have been six! Atlanta REIA truly appreciates all of the support that GaREIA leaders and members, past and present, have been showing our new REIA group. Thank you everyone who attended our November Atlanta REIA Main Meeting and became Atlanta REIA Charter Members!

I must admit, hearing Dyches speak last night was like drinking water from a fire hose. Though what he teaches is more advanced and caters more to seasoned investors, he offered exactly what our group needed to hear in our troubled economic times. Simple investing and financing techniques for the  new investor and much more creative, outside-of-the-box, investing and financing strategies for the seasoned investor that are capable of generating large sums of equity and cash flow today and in the near future. Not only did I learn a few new things from Dyches, but he also reminded me of a few techniques that I had long forgotten that are totally applicable to today’s economy and real estate market. Whether you are an experienced real estate investor or a beginner, there is an available local resource you might want to check out.

Where can you find investor friendly vendors, professionals, funding sources, contractors, other investors, realtors, lenders, as well as affordable education, local information and great networking with people who understand what you are doing and speak a common language?

You can find all of this and more at a well run investor group. They go by various names. They may be called Landlord groups, Investor associations, Investor clubs, etc.

You will find them on the Internet.  Generally the bigger groups will have a Website and may be on Social Networking Sites. You can do a Google search.  Simply put in your city and the name “REIA” (Real Estate Investor Association” or Alliance), you might also look for “Landlord Associations or Groups”.  You may find them by going to other sites, for example National Real Estate Investor Association (National REIA), etc.
