“Every day I am asked where I think the economy is headed and my answer is always the same. We are headed into a transitional market. By transitional I mean a market that is slowly transitioning from a full blown sellers’ market to more of a buyers’ market. The million-dollar question is WHEN.
By all accounts the housing market on the surface is showing no signs of slowing down BUT what you may not see is unemployment is still very high, mortgage forbearances are still climbing, and evictions are still being delayed.

This month’s Onsite Renovation Group meeting, the first of the New Year, will be held at a renovation being managed by Gregory Davis and Funded by Stephanie Langford of DFW Hard Money located at 2870 Ridgemore Rd NW, Atlanta, GA.
Gregory says “This property was built in 1954 as a 4/2 with 1464 sqft. It had been a rental for a long time and had not been updated in at least 30 years. Due to the condition of the property, it needed a full gut, all new systems, and a new roof.
The neighborhood was what drew us to the property. The schools are some of the best in Atlanta and home prices are rising rapidly. The neighborhood is also very active and they have their own HOA with a security officer. A lot of the homes in the neighborhood have been updated and they’re starting to build new construction in the neighborhood. Most of the homes in there don’t last longer than a week on the market even with higher price points.
We decided that if we wanted to get the ARV that we wanted, we needed to add on a larger master bedroom, master bath & closet as well as do a full gut rehab. After completion we’ll be at a 4/3 2164 sqft with 3 full bathrooms. We added a back porch and a front porch and wrought iron doors on the front exterior to help it stand out. We’re currently at about a month away from completion with a lot of minor details still to be taken care of. Come join us at Onsite to see our progress!”

This month’s Onsite Renovation Group meeting will be held at Stephen & Lena Jones’s newly newly renovated home located at 2320 Shasta Way NE, Atlanta, GA. Here is a little bit of information about the project that Stephen sent us…
“2320 Shasta Way is located in a quiet neighborhood in a section of unincorporated Dekalb running parallel to I-85 and Briarcliff Road near Lakeside High School. Like many houses in the neighborhood, the property is a ranch-style, four-sided brick home on a full basement, with a large, flat lot. The owners of the house kept the houses up very well, but had never updated it in any meaningful way, and sold it because they lived too far away to manage it as a rental. In June we purchased the house for $285,000 and it had three bedrooms, two baths plus a full bath in the basement.
We recognized from day one that the house was going to be very challenging due to the basement stairway being located between the den, living room and kitchen; and furthermore, the house footprint was very small, at around 1600 square feet. Lena and I realized that we would have to choose between having three bedrooms on the main level or having a large master suite. We also had to decide whether it was worth the money moving the stairway. To achieve an ARV over $550k we would need to make sure the house had four bedrooms, three baths.
Lena and I decided to keep the stairway where it was, but continue to open up the layout by spanning the main structural wall over the stairway and adjusting the kitchen to work around the obstruction. Knowing that a large portion of the buyer pool in the area consists of empty-nesters, and further that the house was a walk-in ranch, we decided to sacrifice a bedroom upstairs in order to deliver a large master bathroom and walk-in-closet. We framed in two bedrooms in the basement and replaced all systems and mechanicals in addition to 90% of the drywall in the house. Lastly, the 28-foot long carport was easy to convert into a garage with enough space left over for a large storage closet and mudroom. The house is currently under contract for $632,000 though we built the deal around a planned ARV of $550,000. The renovation, which was self-managed, cost $145,000.”

Do you remember playing musical chairs as a kid? The basic premiss is you always have one less chair than you have people and someone plays the music while everyone walks around the chairs and when the music stops, everyone rushes to an empty chair and the one left standing without a chair is out.
Well, real estate is a lot like that. As long as the real estate market is good (Hot) and the music is playing, everyone is happy. In fact most people don’t ever think about when the music is going to stop. But let’s get REAL for a moment. Real estate goes in cycles. History tells us that about every 10 years we transition from a Seller’s Market to a Buyer’s Market.
So what does that mean? That means that our real estate market has been going gang busters for over 10 year now. It is time for a historical shift in the cycle. No-one ever knows when or believes it is going to happen, but yet it always does. So, do you want to play musical chairs and wait until the music stops and possibly be left without a chair or do you want to prepare yourself for eventual change?
When I make this analogy, I am typically talking about the investors that buy traditionally and not creatively. The secret to becoming “recession proof” is your ability to buy and sell in ANY market using creative techniques where you don’t need banks, you don’t need credit and you don’t need lots of money. I’m talking about the getting Sellers to give you the deed to their property so you won’t need banks, credit or bundles of cash.
