We had our first Evening with an Expert Webcast on September 22nd, 2010 with our special guest and my good friend and real estate attorney, John Maurer. On our webcast, John talked about the Safe Act (the Georgia Residential Mortgage Act) and how it affects real estate investors wanting to negotiate short sales as well as offering owner financing to their buyers. He talked about the good news and the bad news you need to know. He also talked about doing “dry funded” back-to-back closings, flipping and took many live questions from our audience. Be sure to listen to the replay below so you don’t miss a thing. Read More→

Extreme Makeover - SEO/SEM EditionAre you getting your fair share of leads from the Internet? Do you get at least 1 lead per day from your website? How about 2, 5, 10 or more?

If you were to go to Google, Yahoo or Bing right now and type in your company name, could you easily find your site on the first page?

Or what if you typed in a few common search phrases about your company, what you do, etc… can you still find your site on the first page of the search engine results?

If not, you’re not alone. It’s been said that the top 5 percent of all real estate investors get 90% of all the leads generated online from search engine searches. This means that the other 95% of investors fight for the remaining 10% of the online leads.

So why are the top 5% of these investors getting the vast share of the online leads? What do they know that you don’t?

I went to 2 GREAT networking events for real estate investors and other real estate professionals yesterday (Sept 9, 2010) that I wanted to share with you so can attend next month and continue to build your network connections.

The first was the “Haves and Wants Meeting” which is a weekly investor’s brainstorming and deal making jam session held at the 5 Seasons Brewing located at 5600 Roswell Rd inside the Perimeter at the “Prado”. They meet EVERY Thursday (except major holidays) from 1:30 PM till approximately 3:00 PM. Joe Thompson is a professional financial adviser who has been leading the group for over 5 years and says “This group is not about real estate education and training. We’ll leave the training to REIA groups like yours. This group is all about doing deals and making money!” This may not be an exact quote from Joe, but it is close enough. His point was that his group is for players who are doing deals now. So if you’re looking to do deals with real players doing real deals right now, this is the group for you. And did I mention they meet in a brewery?!?! How sweet is that?!? Click here to read more about Joe’s excellent Haves and Wants Meeting for deal makers.

The second networking event I went to was Peter Pasternack’s “Real Estate Connections” networking event for real estate PROFESSIONALS. Notice the emphasis I put on professionals? This was an awesome, upscale and very professional networking event for real estate pros. The event was held at the MF Room, a trendy sushi bar and lounge at the base of Terminus Tower in Buckhead. The people in attendance were not the same old tired, burnt out investors and agents you run into over and over again at other real estate groups and networking events that get you depressed when you talk to them. The folks at Peter’s event where dressed to the nines,  full of positive energy and enthusiasm,  eager to stick out a hand and meet new friends and contacts, and ready to do business and make deals happen right now. Click here to read more about Peter’s prestigious Real Estate Connections Atlanta Event.

Yesterday (Sept 9, 2010) I attended Joe Thompson’s weekly “Haves and Wants” Meeting for the first time at the suggestion of Gordon Catts and “Cash Flow” Tom Boyer. They had both told me what a great group this was for meeting players who are actively investing in real estate and doing deals and that is exactly what I found there.

The “Haves and Wants Meeting” is a weekly investor’s brainstorming and deal making jam session held at the 5 Seasons Brewing located at 5600 Roswell Rd inside the Perimeter at the “Prado” and it rocks! This group is all about doing deals and making money!” This may not be an exact quote from John, but it is close enough. His point was that his group is for players who are doing deals now.  So, if you’re looking to do deals with real players doing real deals right now, this is the group for you. And did I mention they meet in a brewery?!?! How sweet is that?!? The food and beer is great!

Peter Pasternack & Dustin Griffin at Real Estate Connections AtlantaLast night at 6:00 PM, Peter Pasternack, a very nice gentleman I met on Facebook recently who happens to be Atlanta’s very own “Flip This House” guy, hosted a very prestigious, upscale networking event called “Real Estate Connections” for Atlanta real estate professionals. The event took place at a trendy sushi bar and lounge called the MF Room located at the base of Terminus Tower in Buckhead.

The cost of this networking event was $20 at the door or in advance. Earlier in the day I overheard a few other investors muttering “I’m not going to pay $20 for a networking event… that’s crazy!” Well, needless to say, these gentlemen did not attend Peter’s most excellent event and boy did they miss out. I didn’t do a head count, but there were at least 100+ serious real estate investors and professionals there who were dressed to the  nines in business attire, looking sharp and ready to make connections and talk business. The $20 at the door not only helped pay for the space, the free hors d’ oeuvres being circulated throughout the evening and the complimentary valet parking, but it also seemed to attract a higher energy, more positive, success driven crowd who was not afraid to stick out their hand, introduce themselves and offer their friendship and services. Many of the whiner and wannabe investors who aren’t doing deals right now were nowhere to be found.

Atlanta REIA Main Monthly MeetingYesterday evening, many folks turned out for our Atlanta REIA Meeting despite the holiday, to celebrate would could be their Last Labor Day and I want to personally thank everyone who attended. We really appreciate your support for our new Atlanta real estate investor group.

Several investors I spoke to at the meeting had done quite well in the Atlanta real estate investing market a few years ago, but got burned on a few deals gone bad when the housing market crashed more recently. As a result, they took some time off from real estate investing to recover, regroup and had to get a job to pay the bills. They came out last night to get re-focused and re-energized so they can accomplish great things buying, selling and/or holding real estate once more since housing prices are at an all time low. I commend you all for doing what it takes to get re-engaged and not take a few bad blows as permanent defeat. Just know that Atlanta REIA is here to help you in your future endeavors.

Atlanta REIA is an Atlanta Georgia Real Estate Investors Association, but is not the same as the Georgia Real Estate Investors Association, Inc. (GAREIA.ORG). Atlanta REIA is a totally separate Atlanta Georgia Real Estate Investors Association from the Georgia Real Estate Investors Association, Inc.

Some people ask if we are a Georgia Real Estate Investors Association subgroup or subchapter, but we are NOT. Atlanta REIA is NOT a subgroup or subchapter of the Georgia Real Estate Investors Association, Inc. Atlanta REIA is completely independent from Georgia Real Estate Investors Association and always will be.

Others ask if we are a splinter group of Georgia Real Estate Investors Association, but we are not… not really. While it is true that we formed several REIA groups due to our own personal ambitions, we wish to remain close allies with Georgia Real Estate Investors Association and help the organization and its membership while having the flexibility of doing our own thing.
