Gordon CattsThis workshop examines the relationship between a properties rental income and its value. This class examines the principle of substitution and explains the use of this principle in valuing single family and small income producing properties. Sources of “comparable” information will be identified. “As-is Value” will be discussed. We will examine methodology for determining what an investor should pay for a property. Selling price strategies will be covered as well as determining the target market for the property. We will discuss what to do when a property does not appraise. We will examine what constitutes a “real” comp. With the large foreclosure inventory and properties selling for considerably less than they did several years ago, it is critical to be able to look at pricing objectively and avoid overpaying for a property.

At this workshop you will hear from an appraiser who is in the trenches valuing property for banks, mortgage lenders, asset managers, investors as well as doing appraisals and review appraisals for federal institutions. His insights into the lender point of view will be of great benefit for you.

Listen to a Real Estate Agent actively involved with short sales and and his investor clients. He brings an agent’s insights into the evaluation process and how he helps determine an investors “buy price” vs their “sell price”.

Charlie Stroul, with Haines Information Services, will show us the power of the Criss Cross Plus Real Estate System, a paid service for pulling comps, as well as how to use the system for marketing to sellers.

Additionally Gordon will share a number of free sites as well as showing you how to utilize public and near public information. He will share a new information tool that few people even know exists.

YOU CANNOT WIN TODAY’S BALL GAME,
WITH YESTERDAY’S HOME RUN!

WHAT WORKED IN REAL ESTATE IN THE PAST, ISN’T WORKING NOW…
WHAT DO I DO? HELP!

How many times have you had this conversation in the past year? Almost everything we knew in real estate last year has changed immensely. Yes, it’s changing daily!!! This makes it very challenging to launch successfully in 2011… IF you are not educated! Times are financially tough, but never too tough to neglect education! Remember the saying by Derek Bok, the former president of Harvard University: “If you think education is expensive, try ignorance”

Many of us became ‘seminar junkies’ in hopes that we will become the next Donald Trump or at least better our income. Unfortunately, a seminar junkie spends thousands of dollars driving from bootcamp to bootcamp, but never really earns back the investment or fully understands how to put the education into action. After attending these seminars, we are still are afraid to get going due to the minimal education and direction provided at the seminar or due to the lack of money. Even worse, you may have found out that what you have been doing in the past isn’t working now! 2011 is one of the best years ever to invest in real estate and you can do it with “no money” and “no credit!”

What, you say? HOW???? Watch to our new live Real Estate Junkie Webcast on Tuesday, January 11th (and the first Tuesday of each month) from 7:00 PM to 8PM ET!!

One of the big pitfalls of starting a small business, such as real estate investing, is how to protect your personal assets from your business investments, and the other way around. If you buy everything in your personal name, you run the risk of a single lawsuit wiping out not only your investment, but also your personal property. As such, I generally recommend that  all small business owners incorporate their business in some way as to provide maximum reasonable protection for your assets.

There is one good reason to buy property in your own name solely, and that is for a refinance.  If you buy real estate and plan to refinance the property to get cash out, or to pay off a hard money loan, almost all conventional banks will require the property be in your own name.  If you know this is your plan going in, then I recommend you buy the property in your personal name and keep it in your personal name until the refinance takes place. This will leave you exposed to the liability of the security deed, and any consequences of foreclosure or defaulting on the loan, but it is the only way to get the refinance done in the first place.  Buying originally in your own name will save you from troubles with possible seasoning issues down the road.  Even in this instance, I still recommend putting the property into a business entity of some sort after the refinance is complete.
