Onsite Renovation Group

This month, on Tuesday, November 18th at NOON, the Onsite Group will again meet at 2010 Delphine Drive, Decatur, GA 30032 which is a property that Craftbuilt just purchased a few months ago. In August we saw the house before any work had been done to it and heard about the plans to bring it back to life. In September, the sheetrock had all been gutted out and the new walls were framed. The plans include adding a bedroom and bath on the front of the house where the porch was. The kitchen is being moved from the front of the house to where previously there was a bedroom. We also learned in September that a variance was required before we could proceed with the project. There are hurdles and pitfalls in getting projects permitted and every municipality has their own rules. Aaron has extensive experience with permit issues and will answer questions from the group about the permitting process. Our variance has now been approved. This Month, on Tuesday, October 21st at NOON, the Onsite Renovation Group property located at 576 John Wesley Dobbs Ave NE, Atlanta, GA 30312 where we are doing a new construction. Our client purchased a house that had 3 walls and we have already demolished the structure. The site is being prepped for the new house to be built while we are working through the permitting process with the City of Atlanta. The project is in the Old Fourth Ward, which is a neighborhood that has suddenly become hot because of the proximity to the Beltline and the Ponce City Market development in the historic Sears building. The plans include adding a bedroom and bath on the front of the house where the porch was. The kitchen is being moved from the front of the house to where previously there was a bedroom. Many of the walls are being relocated for a more open flow throughout the house. The East Lake Terrace community is in unincorporated Dekalb County on the outskirts of Kirkwood, Oakhurst and Avondale Estates. While these nearby areas have thrived in the past years, East Lake Terrace is just starting to be an area of revival. It is still a mixture of vacant properties, new construction, longtime residents and renovated houses. Join us and hear what exit strategies will work in the neighborhood and what level of renovation will make sense as related to the after repaired value.

This month, on Tuesday, July 15th at NOON, the Onsite group will meet at a project that is in a large house that has been divided into apartments located at 233 Kinsey Court NE, Atlanta, GA 30305 (Units A & C). Craftbuilt has been hired to update two of the apartments. The renovation on Unit A is just getting started this week. Unit C, in the basement, is nearing completion. So join us this week for your chance to see 2 rehabs in different stages of renovations.

The project is now completed. The new addition is a spectacular master suite. Overall, the project is a total renovation: new roof, sheetrock, plumbing, wiring, fixtures, counters, cabinets, paint inside and out. You name it and we are did it here! This month, on Tuesday, January 21st at Noon, the Onsite Renovation Group returns to 3152 Dodson Dr, East Point GA 30344. We visited this house back in November when it was undergoing a moderate renovation including some re-framing and a lot of wiring and plumbing work. The renovation is now complete giving us the opportunity to critique the renovation and point fingers to things that may have been done differently. Parking is spacious but the driveway is steep, so you may want to park next door Sykes park.

We are also co-sponsoring this month’s Onsite meetup with the Beginning Investors Group, so we will be focusing on renovations for newbies. 3040 Waters Rd is a paint and carpet renovation in a gentrifying area, so come on out and take a look!
