800 Pound Guerilla Marketing

What is the first thing you need to do for your first or next successful real estate deal? You need leads of course. How many leads do you need to do one single deal? If you are a new investor or even a seasoned one, you may need to go through as many as 10 leads to get one solid, profitable deal.

So how many leads are you generating each month? Are you generating 5, 10, 15, 20, 30, 40 or 50 leads per month? If you are not generating at least 50 leads per month, you are not alone. Most investors don’t generate anywhere near 50 leads per month. In fact, it has been said that only the top 5% of all real estate investors generate and capture 80% of all the leads floating around out there. So what do these top investors know that the average investor doesn’t know?

 The answer is simple… the top 5% of all investors know how to generate all the leads they can handle and more. Perhaps you know some of the top lead generating real estate investors in your area. Chances are you see their marketing efforts every time you turn around.

Are you tired of making offers on houses listed in the MLS only to have the price bid up by other investors and hedge funds? Well, that’s what happens when there is an inventory shortage and everyone is chasing the same leads.  The minute a new listing hits the MLS, there are often multiple offers on the home by the end of the day.

Instead of competing for the same small pool of leads, you need to generate your own leads… leads no one else knows about but you.  You can do this by using many of the same methods and techniques that have been working for years such as…

  • Bandit Signs – Putting out we buy houses signs with your phone number and web address in and around the neighborhoods where you want to purchase will get the leads coming in almost instantly. Be sure to be aware of the sign ordinances in your area to avoid fines.
  • Flyers – You can distribute we buy houses flyers virtually anywhere to get the leads pouring in almost as soon as you put them out. You can flyer parking lots, neighborhoods and houses for sale. Robyn ThompsonI like to sit down to dinner with my close friends whenever I get a chance and when I was down in Tampa the weekend before last, I got to catch up with one of my close friends and mentors, Robyn Thompson.

Hello everyone! I hope your New Year has started off with a bang and also hope our most recent meeting helped you get motivated to do great things this year! I just wanted to personally thank everyone who turned out in great numbers for our New Year’s Meeting on January 9th despite the BCS game which we all were able to enjoy at the Tilted Kilt Perimeter during our New Year’s Party.

We had an awesome meeting and party with many great speakers, vendors, giveaways and lots of networking. And did I mention FREE Food! Jim Hitt from American IRA was even generous to buy us all a round of beer! Thank you Jim and all of our sponsors who continually support our organization. I also want to thank all of our guest speakers, subgroup leaders and volunteers who help make our meetings and organization such a great success. Chris LittletonI wanted to personally congratulate Atlanta REIA Business Member, Chris Littleton, of Solutions Realty Network, for becoming the next President of the Georgia Real Estate Investors Association (Georgia REIA).  Chris expressed an interest in finding new ways that Atlanta REIA and Georgia REIA can work together in the near future to better serve our members and the local real estate community.

Bill & Kim CookLeslie Mathis, myself and the rest of the attendees wanted to thank Bill and Kim Cook for speaking last night (3/28/11) at the Atlanta REIA West Meeting at the Cherokee Cattle Company on the fascinating topic of how to buy houses at the courthouse foreclosure auction. Bill did an excellent presentation for both new and seasoned investors. This meeting was very well attended and Bill and Kim were asked many excellent questions by the audience. Any time you see Bill and/or Kim speaking, we highly recommend you attend. They have years of experience buying and selling real estate and both specialize buying and the courthouse steps and doing short sales. Thanks again Bill and Kim!

Dustin GriffinWe have scheduled our first Atlanta REIA Social Networking 101 Workshop for February 20th, 2011 from 1:00 PM to 6:00 PM at 1960 Skylar Hill Dr, Suite D in Buford, GA. This workshop, taught by Dustin Griffin, is designed to teach attendees how to network with other people and businesses online in order to promote themselves, their businesses and Atlanta REIA using various online social networking tools such as Facebook, Twitter, YouTube, Google, Meetup, Linked In, Realty Join, Skype and much more.

Immediately after this event, starting at 6:30 PM, there is an Atlanta REIA Cashflow Players Game Night at Taco Mac in Suwanee (map) which is only about 5 to 10 minutes from Social Networking Workshop. So first come learn with us and then come play with us!
