Babatunde (Tunde) Adefioye, who is a London based investor, purchased this property in June of this year and funded it with Kenny of Baker Collins. Come join Dustin, Don, Ken, Nicloe and Tunde and learn why Atlanta Real Estate is catching the eyes and pocketbooks of foreign investors.

Onsite PropertyThis property has 3 large bedrooms, 2 bathrooms and approximately 1,512 sqft with an additional sitting room, dining room, separate laundry room, eat-in kitchen and a back deck. This home is a Historic Grant Park bungalow, close to the Beltline, that was built in 1920 and was purchased for for $270,000 on June 24th, 2019. It has a great covered porch, structurally sound with a great foundation. It could have been a light fixer upper or a major remodel.

The investor decided to do a major rehab. He is completely gutting the property and will create an open floor plan. He is not adding any square footage, but is re-purposing the existing floor plan. He will also add a large rear deck to take advantage of the large backyard. He will add high end finishes to the property as well.

Blvd, Suite 110 in Stone Mountain, GA.

In the real estate investing business, we always say “You make your money when you buy and you get paid when you sell.” In other words, you have to buy right in order to get paid well when you sell in this business.

In order to buy right, you have to know your numbers. The two big numbers you need to know to put a house under contract is 1) the value of the property (As-is Value vs After Repair Value) and 2) the estimated repair costs.

A few months ago, we talked about determining property value at Flipping Gwinnett. This month we are going to talk about how we quickly estimate the repairs so we can get a house under contract quickly. Once we get the contract, we can do our due diligence, especially if we are going to rehab the house, do a scope of work and more accurately determine the repairs.

Shark Tank is currently has no cover charge for Atlanta REIA Members and Guests and is Hosted by Dustin Griffin.

WHOLESALERS, bring your deals and pitch them to the Sharks and our to attendees who are ready to put your deals under contract on the spot! Click here for more information on How to Submit Your Deals to the Sharks.

We can only pitch a limited number of deals to the Sharks, so the deals that don’t get pitched to the Sharks can be pitched during the “Rapid Fire, Deal Pitch Fest” after the conclusion of the Shark Tank panel.

Be sure to bring your contracts and plenty of business cards and flyers for our flyer table and enough for anyone who wants one. You can post your properties to our Atlanta Shark Tank Facebook Group and other Facebook Groups as well throughout the month.

INVESTORS, if you’re looking for a deal to purchase to fix and flip or to buy and hold, come prepared to write contracts and put down any necessary earnest money deposits. There will be plenty of deals being pitched to the Sharks and during the “Rapid Fire, Deal Pitch Fest”. If a deal is not already taken, all you have to to is decide if it is a “Deal” or “No Deal” and take action!

VENDORS, Reserve a Vendor Table for as little as $25, come check us out and and come prepared to meet lots of investors who are looking to do business with you. Vendor tables are cocktail tables that are available on a first come, first serve basis. Vendors will be setup in the “Game Room” at the Hudson Grille and be able to do Vendor Commercials in the “Dining Room” during the beginning of the meeting on a first come, first serve basis.

Our Dear Friend Barry Beers fought a hard fight but ultimately lost his battle to cancer on October 21, 2019. We will forever miss you our dear friend! RIP Barry, We Love You!
